About The Position

The Maintenance Technician – Turnover Team is responsible for preparing vacant apartment units for new residents following move-out. This position focuses primarily on interior painting and unit preparation activities and supports the overall make-ready process to ensure apartments meet company standards for quality, safety, and readiness prior to leasing. This role requires the ability to perform essential job functions with or without reasonable accommodation, in compliance with the Americans with Disabilities Act (ADA) and applicable Nevada employment laws.

Requirements

  • Prior experience in apartment unit turns, interior painting, or residential/commercial maintenance preferred.
  • Knowledge of surface preparation and paint application techniques.
  • Ability to follow written and verbal instructions.
  • Strong attention to detail and commitment to quality standards.
  • Reliable attendance and punctuality.
  • Ability to lift, carry, push, or pull up to 50 pounds.
  • Ability to stand, walk, bend, kneel, reach, and perform repetitive motions for extended periods.
  • Ability to climb ladders and work at varying heights.
  • Ability to work indoors in vacant apartment units that may not be climate-controlled.
  • High school diploma or equivalent preferred.
  • Valid driver’s license preferred.

Responsibilities

  • Perform interior painting in vacant apartment units, including walls, ceilings, doors, trim, and touch-ups.
  • Prepare units for painting by patching holes, sanding, caulking, priming, and cleaning surfaces.
  • Match and apply paint colors and finishes in accordance with property standards.
  • Protect flooring, fixtures, appliances, and adjacent surfaces during painting and preparation work.
  • Assist with general unit turnover tasks as assigned, including basic cleaning and preparation for final inspection.
  • Coordinate with maintenance and property management teams to meet unit turnover schedules.
  • Maintain clean, organized, and safe work areas in accordance with company and safety standards.
  • Identify and report maintenance issues, damage, or safety concerns observed during unit preparation.
  • Follow all company policies, OSHA guidelines, and applicable safety regulations.
