Position Overview The Maintenance Technician II performs a wide range of preventive and corrective maintenance activities to support safe and efficient facility operations. This position applies established technical knowledge and hands-on skills to maintain building systems, including Heating, Ventilation, and Air Conditioning (HVAC), Building Automation Systems (BAS), plumbing, electrical, and life safety systems. Working within defined procedures and under moderate supervision, the Technician ensures equipment reliability, supports continuous operations, and contributes to the overall performance of the Facilities Maintenance (FM) team. This role requires strong technical aptitude, sound judgment, and the ability to manage assigned workload and priorities independently. The Technician regularly collaborates with internal customers, property management, and external vendors to resolve facility issues efficiently. This is a full-time, on-site position that may include occasional nights, weekends, or overtime based on operational needs.

Requirements

  • High School Diploma or General Education Degree (GED).
  • One or more years of relevant facilities, maintenance, or technical experience; or completion of a technical training program in HVAC, electrical, mechanical, or a related field.
  • Demonstrated ability to perform preventive and corrective maintenance tasks on building systems using established procedures and safety practices.
  • Working knowledge of facility systems such as HVAC, Building Automation Systems (BAS), plumbing, electrical distribution, compressed air, and life safety.
  • Proficient computer skills, including use of Computerized Maintenance Management Systems (CMMS), Microsoft Office (Word, Excel, Outlook), and general internet-based tools.
  • Strong oral and written communication skills with the ability to exchange technical and status information with team members, supervisors, and vendors.
  • Ability to manage own workload and adapt to changing priorities in a dynamic environment.
  • Demonstrated commitment to safety and quality standards.
  • Applicants must be currently authorized to work in country where work will be performed on a full or part-time basis. We are unable to sponsor or take over sponsorship of employment visas at this time.
  • Valid driver’s license and ability to travel between company sites as required.

Nice To Haves

  • Associate degree or technical diploma in a related field (e.g., HVAC, electrical, mechanical systems, building maintenance).
  • Experience using Building Automation Systems (BAS) or Energy Management Systems.
  • Possession of relevant certifications (e.g., HVACR, EPA Section 608, electrical apprentice or journeyman).
  • Experience coordinating with contractors or vendors for maintenance or repair projects.

Responsibilities

  • Perform preventive and corrective maintenance (PM/CM) tasks on building and utility systems, such as HVAC, BAS, plumbing, electrical distribution, compressed air, and fire/life safety systems, following established procedures and schedules.
  • Diagnose and resolve routine equipment malfunctions by selecting from standard methods, tools, and solutions. Escalate complex issues as needed.
  • Conduct facility walkthroughs to identify, document, and address maintenance needs or safety concerns.
  • Assist in coordinating maintenance activities with internal stakeholders, property management, and external vendors to support timely completion of maintenance and repair work.
  • Maintain spare parts inventory and facility supplies to minimize downtime and support continuous operations.
  • Utilize the Computerized Maintenance Management System (CMMS) to document work orders, equipment history, and material usage.
  • Provide hands-on support for facility improvement activities as directed, including furniture or equipment moves, fixture installation, and workspace organization.
  • Ensure compliance with safety procedures, Standard Operating Procedures (SOPs), and regulatory requirements.
  • Exchange information effectively with team members and leadership regarding work status, system performance, and process improvements.
  • Work within assigned priorities and seek guidance for changes.
