About The Position

Under the supervision of both the Trades Supervisor and the Director of Facilities, the Maintenance Technician will perform various functions to maintain the campus buildings. The Maintenance Tech will evaluate, repair and maintain HVAC systems in the buildings, as well as respond to work orders of mechanical or maintenance issues throughout campus. This position will also participate in snow removal operations.

Requirements

5+ years' building Heating Tech / maintenance experience.
Strong steam heat knowledge.
Valid NH driver's license.
State/Local Licensing: NH Gas License is a must. Refrigeration license is a plus.
Technical Skills: Strong mechanical and electrical aptitude, ability to read blueprints and wiring diagrams, proficiency with various hand and power tools, and problem-solving abilities.
Soft Skills: Good communication and customer service skills, attention to detail, time management and the ability to work independently or as part of a team.

Responsibilities

Communicate with facilities management regarding any work that requires outside expert assistance.
Installation: Installing new heating systems, which includes reading blueprints and schematics, connecting electrical components and wiring, installing piping and ductwork, and testing the system for proper operation.
Maintenance: Performing routine inspections and preventative maintenance to ensure systems run safely and efficiently. This involves cleaning components (coils, filters, ducts), checking refrigerant levels, lubricating motors and calibrating thermostats.
Repair and Troubleshooting: Diagnosing mechanical and electrical malfunctions in existing systems using testing equipment, explaining the issues and repair options to Supervisors and replacing worn or defective parts.
Customer Service: Interacting professionally with clients to address their concerns, explain complex technical issues in an understandable way and provide recommendations for maintenance or system upgrades.
Documentation and Compliance: Maintaining accurate records of all work performed, materials used and hours worked. They must adhere to safety standards (OSHA) and environmental regulations, especially regarding refrigerant handling (EPA Section 608 Certification).
Inventory Management: Ordering and controlling inventory of parts and materials needed for jobs.
Receive and respond to Asset Essentials work orders of mechanical or maintenance issues throughout the campus. Fill out corresponding paperwork daily and return it to the office when completed.
Adhere to all company and regulatory safety guidelines and protocols, including the proper use of personal protective equipment (PPE) and power tools.
Troubleshooting and Repair: Diagnose and repair a variety of mechanical and electrical problems in systems such as HVAC, plumbing and refrigeration. This involves using precision measuring and testing devices and interpreting blueprints, schematics and manuals.
Systems and Equipment Management: Work on a wide range of machinery and building components, including pumps, motors, conveyors, production machines, and general facility equipment.
General Facility Maintenance: Perform tasks in multiple building trades, such as carpentry, painting, drywall repair, and basic electrical work (e.g., replacing switches, ballasts, and outlets).
Documentation and Inventory: Maintain accurate records of all maintenance and repair work performed using a Computerized Maintenance Management System (CMMS) or mobile device apps and manage inventory of parts and supplies.
Collaboration and Guidance: Work effectively within a team, communicate with building occupants regarding work status and potentially train or direct less experienced maintenance staff.
Technical Knowledge: Proficient in mechanical, electrical, hydraulic, and pneumatic systems, fire alarm systems, and kitchen equipment.
Problem-Solving: Strong diagnostic and problem-solving abilities to identify issues and develop solutions efficiently.
Physical Ability: Capable of performing strenuous physical tasks, including lifting up to 50-75 lbs., climbing ladders/scaffolding, crouching in confined spaces, and working in varied environmental conditions
Responds to emergency maintenance requests as needed, which may require an on-call rotation or work outside of normal hours.
Work with tools and supplies necessary to complete projects.
Maintain fire, carbon monoxide, smoke and other safety systems within the campus.
Must be available for on-call for inclement weather.
Must be able to shovel, plow and operate snow removal equipment for long periods of time.
Ability to work evenings and weekends as assigned.
Willingness to inspect and evaluate all mechanical aspects of the buildings.
Strong problem-solving abilities, attention to detail, good communication skills and the ability to work both independently and as a part of a team.
Basic working knowledge of various building systems, including general plumbing, electrical and carpentry.
