About The Position

The Maintenance Technician 3 is a critical member of the team responsible for solving problems for residents, ensuring requests and repairs are made in a reliable, timely, and safe manner. This role involves identifying and resolving problems, completing service requests, and making repairs in accordance with operating and safety standards. Requirements

  • Previous maintenance experience, handyman skills, and knowledge in maintenance repairs.
  • High attention to detail.

  • Enjoys interacting with residents while performing maintenance duties.
  • A High School degree, GED or equivalent.
  • Must have vehicle, valid driver’s license, acceptable driving record and meet company insurability requirements.
  • Equivalent education with one or two-years related experience and/or training.
  • Demonstrated proficiency and quality of advanced maintenance skills.
  • Ability to operate common office equipment, basic computer skills and mobile devices.
  • The ability to train and mentor others in various locations.
  • Business needs and/or state, local and federal laws may dictate required certifications and licensure for a region or specific location.

Responsibilities

  • Complete assigned Service Requests related to repairs and upkeep of properties, including heating, plumbing, electrical, appliances, carpentry, flooring, HVAC, and other general repairs.
  • Recommend replacement or repair, as necessary.
  • Ensure that all work completed is professional and cleaned up before leaving residents' homes.
  • Perform plumbing tasks such as boiler maintenance, p-traps, garbage disposal, CPO license tasks, soldering, and diagnostics.
  • Build and maintain long-term relationships with residents by addressing and responding to requests, questions, and concerns, making referrals to manager or maintenance team members as appropriate.
  • Apply advanced mechanical knowledge including pump, heating & cooling, thermostat, and zone valve R&R.
  • Demonstrate a good understanding of how to change faceplates, outlets, GFIs up to 220v, breakers, testers, and meters.
  • Prepare open apartments for rental within 24 to 72 hours, which may include coordinating the work of other staff or vendors.
  • Complete and document daily building inspections with a focus on proactive maintenance.
  • Work on-call evenings, holidays, and weekends on a rotational basis.
