The Maintenance Supervisor is responsible for managing the on-site maintenance team at their assigned property and ensuring that the physical aspects of the community meet Pillar’s established standards. Requirements

  • High school diploma or general education degree (GED) required
  • At least three (3) years of related work experience, or equivalent combination of education and work experience preferred
  • Must be able to obtain an EPA certification within 90 days of hire (if applicable)
  • Must be at least 18 years of age
  • Intermediate knowledge of Microsoft Office 365
  • Strong knowledge of industry R&M systems (online work order systems)
  • Ability to effectively communicate in both verbal and written form with residents, employees, and vendors
  • Proven ability to manage and work successfully with vendors to complete maintenance projects as needed
  • Strong knowledge of alarms and emergency systems or the ability to be trained
  • Working knowledge of electrical & plumbing systems, floor care, HVAC, suppression/irrigation systems, appliances, and elevator mechanics
  • Working knowledge of budgets
  • Strong prep and painting abilities
  • Basic vehicle inspection abilities and minimal vehicle maintenance knowledge
  • Must be able to maintain reports, logs, and file systems as well as meet required deadlines

  • Electrical, boiler, plumbing, engineering, or related certification is preferred

Responsibilities

  • Lead and support the on-site maintenance team, assisting with repairs across HVAC, plumbing, electrical, appliances, and general building systems
  • Perform routine inspections of the community (interior and exterior) and address maintenance needs promptly
  • Ensure timely preparation and turnover of vacant apartments
  • Complete and manage work orders efficiently and accurately
  • Oversee preventative maintenance programs for apartments, common areas, and equipment
  • Handle basic plumbing and electrical repairs, painting, and general upkeep
  • Maintain community equipment, tools, and vehicles in safe working condition
  • Respond to maintenance emergencies as needed
  • Conduct and support safety training, meetings, and compliance practices
  • Plan, schedule, and monitor maintenance activities to ensure quality and efficiency
  • Manage maintenance budgets, supplies, and vendor resources within guidelines
  • Train and develop team members on proper procedures, equipment use, and safety standards
  • Maintain accurate maintenance logs and records
  • Be thoroughly familiar with inventory and maintain an adequate stock
  • Plan and schedule to check that current preventative maintenance services are in accordance with manufacturer MIM's
  • Travel as assigned between local properties, if applicable
  • Other duties as assigned
