About The Position

The Maintenance Supervisor position at ZRS MANAGEMENT is integral to resident retention by providing skilled, efficient, and professional service. Reporting directly to the Property Manager, this role encompasses the comprehensive maintenance of the property. Key responsibilities include responding to service calls promptly, providing on-call service, and ensuring apartment turns are completed within three to five business days. The supervisor performs various repairs such as light electrical, plumbing, carpentry, and masonry, and assists in maintaining common areas, pools/Jacuzzis, and maintenance shops. Additional duties involve training other maintenance employees, aiding in vendor selection, and meticulously recording key property information. The supervisor collaborates with the Property Manager to develop a Preventive Maintenance Program, conducts weekly community light inspections, and oversees outside contractors, verifying their insurance. This role requires a leadership approach to enhance the property's aesthetic appeal, support the maintenance budget, and assist other ZRS MANAGEMENT properties when necessary. The supervisor also conducts move-out inspections with the Property Manager to assess repair costs and turn times, documenting any charges or damages with video. Daily review of the Detailed Outstanding Service Request Report, maintaining logbooks, ensuring EPA compliance, and adhering to Fair Housing requirements are also critical. The position is responsible for ordering maintenance supplies and implementing the Area Assignment Program. Requirements

  • Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.

  • Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances.

Nice To Haves

  • Dual Site Experience Preferred
  • EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.

Responsibilities

  • Assist in the retention of the ZRS MANAGEMENT resident through skilled, efficient, and professional service.
  • Provide prompt and efficient service calls in accordance with the service policy.
  • Provide on-call service as determined by Property Manager.
  • Schedule all apartment turns and turn vacant units in three to five business days.
  • Perform light electrical, plumbing, carpentry, and masonry repairs.
  • Assist in the maintaining of all common areas including sweeping, mopping, vacuuming, emptying trash, cleaning windows, pressure washing, etc.
  • Maintain pool(s) and/or Jacuzzi(s).
  • Maintain maintenance shops in an efficient, safe, and organized manner.
  • Train other maintenance employees.
  • Assist the Property Manager in vendor selection.
  • Maintain accurate record keeping of key property information (i.e., water shut-offs, sewer clean-outs, house meters, water meters, irrigation meters).
  • Work with Property Manager to establish an ongoing Preventive Maintenance Program.
  • Conduct weekly community light inspections.
  • Inspect and approve the work of outside contractors.
  • Ensure proper insurance requirements prior to hiring a contractor.
  • Take a leadership role in maintaining and enhancing the aesthetic appeal of the property.
  • Assist in the implementation and adherence of the maintenance budget.
  • Help other ZRS MANAGEMENT properties as needed and requested by the Property Manager.
  • Walk move outs with the Property Manager to determine the cost of repairs and the time needed for the apartment turn.
  • Video tape all move outs with charges and/or damages to the unit.
  • Daily review of the Detailed Outstanding Service Request Report with the Property Manager.
  • Maintain all required logbooks.
  • Ensure that all EPA requirements are being met.
  • Comply with Fair Housing requirements and laws.
  • Order all maintenance supplies.
  • Implement the Area Assignment Program.
