JOB SUMMARY: The Maintenance Supervisor is a hands-on supervisor responsible for leading the efforts of the maintenance team to ensure the property is in top condition. Oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company's standards for cleanliness, appearance, safety and overall functionality. In addition, in coordination with the Property Manager, the Maintenance Supervisor is also responsible for supervising and scheduling maintenance activities for all maintenance staff. CLASSIFICATION: Full-Time, Hourly/Non-Exempt SHIFT: Monday - Friday 8 am-5 pm; Weekends On-Call COMPENSATION: $26-$28 per hour This position is eligible for Exempt Housing (Fully Compensated)

Requirements

Minimum 2 years’ general residential maintenance experience.
Minimum 2-3 years' supervisory experience.
HVAC Certification
Pool Certification
Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.
Certifications/licenses as required by local, state, or other regulations.
Must have reliable transportation, maintain auto insurance, and have a valid driver’s license.
Strong communication and customer service skills.
Ability to work on-call as scheduled and work weekends and after hours as necessary.

Responsibilities

Supervise and schedule maintenance activities for the property and maintenance staff.
Coordinate, schedule and respond to service requests.
Order Supplies and manage the maintenance budget.
Manage property maintenance personnel.
Other duties as assigned.
