This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. The supervisor assists and completes work orders from resident requests, performs routine upkeep, and manages the 'make-ready' process for vacant apartments, including inspections, creating punch lists, scheduling vendors, and obtaining supplies. They develop and maintain standards for the cleanliness and appearance of the community's grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, and parking lots. The role involves inspecting work performed by service team members and contractors to ensure quality and compliance, maintaining inventory of spare parts and materials, and assisting the Community Manager with budget development for repair and maintenance and capital projects. The supervisor supports cost-cutting initiatives, conducts safety meetings, ensures MSDS sheets are current, and stays updated on OSHA and other safety regulations. Customer service skills are essential for interacting with residents and team members, responding to complaints, and efficiently resolving work orders.
