About The Position

McKinley is seeking an experienced and hands-on Maintenance Supervisor to oversee one of our apartment communities in Ypsilanti, MI. The Maintenance Supervisor provides hands-on leadership while overseeing daily maintenance operations, safety compliance, budgeting, vendor coordination, and team development. Success in this role means maintaining beautiful and efficient communities while fostering a culture of accountability, teamwork, and exceptional customer service. Title: Maintenance Supervisor Location: Ypsilanti, MI (In-Person) Compensation: $68,000-$73,000 annually plus bonus potential Position Summary The Maintenance Supervisor directs and coordinates on-site maintenance staff and vendors to maintain the physical integrity of assigned communities. This position plays a key leadership role in budgeting, safety compliance, preventative maintenance, staff development, and resident satisfaction. This is a working supervisor role and includes on-call and snow removal responsibilities.

Requirements

  • Minimum 7 years of related maintenance experience.
  • At least 2 years of supervisory experience
  • Holds an HVAC certification
  • Valid driver's license and reliable transportation required.
  • Strong leadership, problem-solving, and decision-making skills.
  • Ability to read and interpret safety rules, manuals, and procedures.
  • Proficient in Microsoft Word and Excel.
  • Solid mathematical skills including calculations related to budgeting, measurements, and material estimates.
  • Ability to manage multiple priorities in dynamic environments.
  • Strong communication and customer service skills.

Responsibilities

  • Ensure all physical aspects of the property meet company standards, applicable laws, housing codes, and OSHA safety requirements.
  • Oversee maintenance and repairs including HVAC, electrical, plumbing, carpentry, drywall, painting, appliances, pool operations, exterior structures, and more.
  • Perform walk-through inspections of vacant and occupied units to assess repairs, damages, and chargebacks.
  • Prepare vacant units for market-ready condition.
  • Maintain exterior lighting, preventative maintenance programs, lock repairs, caulking, and other general maintenance tasks.
  • Maintain required documentation including MSDS logs, HVAC recovery logs, emergency procedures, injury reports, and maintenance records.
  • Supervise, direct, and develop a team of maintenance staff members.
  • Interview, hire, train, evaluate, reward, and discipline employees in accordance with company policies and applicable laws.
  • Plan, assign, and schedule work orders efficiently.
  • Analyze workflow, estimate labor hours, and adjust procedures to meet production schedules.
  • Provide after-hours and emergency on-call coverage.
  • Foster a culture of safety, accountability, and high performance.
  • Monitor monthly maintenance budgets and control expenditures.
  • Requisition tools, equipment, and supplies; evaluate vendors and pricing.
  • Establish and manage inventory control systems.
  • Respond promptly and professionally to resident service requests.
  • Document all resident interactions.
