This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. The supervisor assists and completes work orders from resident requests, performs routine upkeep, and manages the 'make-ready' process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, and inspecting completed work. They also develop standards for the cleanliness and overall appearance of the community's grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to meet Greystar standards. The role involves periodically inspecting work by service team members and contractors to ensure quality, maintaining inventory, completing preventative maintenance, assisting with budget development for repairs and capital projects, and supporting cost-cutting initiatives. Additionally, the supervisor conducts safety meetings, ensures MSDS compliance, and stays updated on OSHA requirements. Customer service skills are essential for interacting respectfully with residents and team members, responding to questions, and efficiently resolving maintenance complaints.
