About The Position

The Maintenance Supervisor is a full-time role responsible, under the direction of the Property Manager, for the maintenance of the portfolio. The position requires maintaining a professional image, ensuring the neatness and orderliness of grounds, garbage container areas, hallways, garages, and parking lots, and assisting with curb appeal. Key duties include completing work orders, performing regular maintenance of building exteriors and interiors, and maintaining parking areas in a clean and safe manner. The supervisor is also responsible for inventorying parts and tools, maintaining an organized workshop, and ensuring vacant units are turned within 7 days, including changing locks. Adherence to safety policies and procedures is essential, and other duties may be assigned by management.

Requirements

  • Requires a high school diploma or general education degree (GED)
  • Two years related experience and/or training.
  • Equivalent combination of education and experience is acceptable.

Responsibilities

  • Maintain a professional image and attitude in keeping with the objectives of the company and resident's welfare.
  • Keep the grounds, garbage container areas, hallways, garages and/or parking lots, in a neat and orderly manner, not allowing any trash or debris to accumulate.
  • Assist management/leasing staff with curb appeal which may include detailing model units, putting out balloons, banners, a-boards, etc.
  • Complete work orders.
  • Regular maintenance of the building exteriors and interiors.
  • Parking areas are to be maintained in a clean and safe manner.
  • Keep an inventory on all parts and tools belonging to the community. Maintain a neat and organized workshop area free of clutter and debris.
  • Turn vacant units within 7 days of the prior resident's move-out, scheduling all vendors and maintenance technician to assure timeliness of turn process.
  • Change the lock(s) on all vacant unit doors.
  • Adhere to safety policies and procedures.
  • Perform other duties as may be assigned by management.
