About The Position

The Agency for Persons with Disabilities (APD) works in partnership with local communities to support people with developmental disabilities in living, learning, and working in their communities. APD provides critical services and support for customers with developmental disabilities to reach their full potential. The Agency serves people with spina bifida, autism, Down syndrome, children ages 3-5 at high risk of developmental disabilities, cerebral palsy, Prader-Willi syndrome, Phelan-McDermid syndrome, and intellectual disabilities. This position spends the majority of their time communicating with, motivating, training, and evaluating employees, and planning and directing employees’ work, and who have the authority to hire, transfer, suspend, lay off, recall, promote, discharge, assign, reward, or discipline subordinate employees or effectively recommend such action. The incumbent in this position supervises the operation and maintenance of the Water Plant.  Ensures the operation chemicals and water analysis are in compliance with the Department of Environmental Protections, Department of Health, and St. Johns River Water Management. Supervises the installation, repairs and maintenance of all types of equipment such as, but not limited to: air conditioning and heating systems, electrical control systems, electric motors, refrigerators, stoves, sanitizer and other appliances.  Provide technical assistance and review work regularly to ensure productivity, cost effectiveness and a safe work environment. Coordinate, plan, and prioritize work orders and duty assignments daily.  Utilizes work force, managing labor hours, scheduled leave, and attendance.  Attending meetings, approval of timesheets and leave requests, track budget to make sure that expenditure is kept within department budget. Set timelines for projects within department, order necessary materials, using My Florida Market Place, provide back-up information for purchases. Coordinate, plan, and prioritize work orders and duty assignments daily.  Coordinate with Maintenance Superintendent I and contracts on projects.  Coordinates with other maintenance supervisors to give or receive assistance whenever necessary.  Review blueprints or drawings and make recommendations concerning renovations or changes Assists with relocation of residents’ belongings as needed, and movement of any furniture/equipment at Tacachale. Creates, maintains, and logs comprehensive spreadsheets to track inventory effectively to allow quick access to equipment during emergencies, better planning and resource allocation. Conduct routine assessments, perform necessary repair tasks and specific serving dates for each type of equipment.  Oversee maintain on items such as air conditioning window units, chiller units, spot coolers, and pumps to prolong life span and ensure optimal performance

Requirements

  • A valid Florida Driver’s License.
  • If hired with an out-of-state license a valid Florida State driver’s license must be obtained within 30 days.
  • Corrective Lenses Restricted license are acceptable provided the driver wears the corrective lenses while operating a state vehicle.
  • Must have Section 608 Universal Certification
  • Must have one (1) year of supervisory experience
  • Must have five (5) years’ experience in HVAC or relevant trade.
  • Must be available after hours for callbacks or shift work at night, on weekends and state holidays when necessary.
  • Knowledge of: principles, techniques, and safety procedures of skilled building trades or mechanical repair work.
  • Knowledge of: materials, methods, and the appropriate tools to construct objects, structures, and buildings.
  • Knowledge of: machines and tools, including their designs, uses, benefits, repairs, and maintenance.
  • Knowledge of: procedures, equipment, and tools used in installing, maintaining, and repairing electronic equipment.
  • Knowledge of: electronic equipment components and design requirements.
  • Knowledge of: procedures and methods for installing, repairing, and maintain HVAC systems, refrigeration, air-condition units and component parts.
  • Knowledge of: mechanical systems operation, troubleshooting, and repair i.e., chillers, boilers ahu’s, variable frequency drives, variable air volume systems, pumps, and motors.
  • Knowledge of: chemical analysis used in water plant operation
  • Ability to: perform a variety of skilled trades functions.
  • Ability to: read blueprints and schematic drawings.
  • Ability to: take accurate measurements.
  • Ability to: follow instructions.
  • Ability to: inspect and evaluate the quality of products.
  • Ability to: install, maintain, and repair electric motors, generators, and other mechanical equipment.
  • Ability to: use Microsoft Office applications.
