Maintenance Specialist

About The Position

Responsible for performing diversified duties to troubleshoot, repair, and maintain equipment, apartment complexes and offices and to assure safe and inviting properties and facilities for clients and staff. Perform manual labor and coordinate with contractors as needed.

Requirements

Any combination of education, training and experience that demonstrates the ability to perform the duties of the position
Must possess a valid state driver’s license and have reliable transportation
Must have own basic tools
Must have skills in the use of a variety of hand and power tools
Must have a clean criminal record

Responsibilities

Perform scheduled preventative maintenance on properties and provide emergency/unscheduled repairs when needed
Read and interpret equipment manuals and work orders to perform required maintenance and service
Follow written and verbal instructions and maintain effective working relationships with managers/staff/tenants and communicate effectively verbally and in writing
Comply with safety regulations and maintain clean and orderly work areas
Move furniture and equipment as needed
Perform necessary janitorial duties to ensure health and safety for residents
Manage heating and plumbing systems to guarantee functionality
Perform general maintenance tasks including flooring, painting, and carpentry
Help develop and implement the budget for the maintenance department
Other duties as assigned
Responsible for placing orders for supplies in a timely manner
Identify opportunities and recommends methods to improve work processes and financial performance.
Communicate to manager of any special needs and/or projects to be address
Make ready (complete make ready including cleaning)
