Its engineers build critical infrastructure to eliminate friction in scientific research, simulations, analysis, and decision-making, accelerating discovery and driving faster innovation The Position The Mission-Critical Maintenance Planner is responsible for developing, implementing, and sustaining the site’s comprehensive maintenance management program in support of 24/7/365 High-Performance Compute Center operations. This position will play a pivotal role in the deployment, configuration, and optimization of the Computerized Maintenance Management System (CMMS), serving as a site subject matter expert and administrator once implemented. The Planner ensures all preventive, corrective, predictive, and reliability-centered maintenance activities are structured, scheduled, and executed in alignment with OEM standards, owner’s program requirements, and mission-critical best practices (Uptime Institute M&O, NFPA 70B, ASHRAE, TIA-942, etc.). This is a foundational role designed to bridge engineering, operations, and reliability—supporting the facility’s transition from commissioning to steady-state operations.

Requirements

  • Bachelor’s degree in Engineering, Facilities Management, Industrial Technology, or related field preferred.
  • Minimum 7+ years of maintenance planning experience in a mission-critical environment (data center, power plant, semiconductor, or pharmaceutical).
  • Direct experience implementing and administering a CMMS (e.g., IBM Maximo, Fiix, eMaint, UpKeep, Infor, or SAP PM, MCiM)
  • Proven ability to develop and manage SOPs, MOPs, and EOPs for complex mechanical, electrical, and control systems.
  • Working knowledge of industry standards: NFPA 70B/110, NETA MTS, ASHRAE, TIA-942, OSHA 1910, and Uptime Institute M&O.
  • Strong understanding of data center infrastructure systems (UPS, switchgear, PDUs, chillers, CRAC/CRAH, CDUs, RDHX, generators, BMS/EPMS/SCADA).
  • Advanced CMMS data management, reporting, and workflow design capabilities.
  • Proficiency in Microsoft 365, Power BI, and Smartsheet for reporting and analytics.
  • Familiarity with reliability engineering principles, spare parts management, and asset lifecycle planning.
  • Must be legally authorized to work in the United States without the need for employer sponsorship, now or at any time in the future.

Responsibilities

  • Partner with the owner, CMMS vendor, and service provider to implement and configure the CMMS (asset hierarchy, PM templates, work order flows, labor tracking, reporting dashboards).
  • Serve as the on-site CMMS subject matter expert, maintaining system accuracy, user roles, permissions, and preventive maintenance libraries.
  • Develop and maintain the asset register with critical metadata (manufacturer, model, serial, location, warranty, lifecycle, spares).
  • Establish standardized work order categories, task libraries, and scheduling rules for all mission-critical systems (electrical, mechanical, power generation, BMS/EPMS/SCADA).
  • Train end-users and contracted maintenance teams in CMMS workflows, KPIs, and reporting expectations.
  • Develop and manage comprehensive Preventive Maintenance (PM) programs, ensuring full coverage for all Tier IV-level assets.
  • Draft and maintain Standard Operating Procedures (SOPs), Methods of Procedure (MOPs), and Emergency Operating Procedures (EOPs) aligned with site governance, safety, and reliability objectives.
  • Collaborate with OEMs and service providers to validate maintenance intervals, parts requirements, and warranty compliance.
  • Support the development of Predictive Maintenance (PdM) initiatives leveraging condition-based monitoring, vibration analysis, oil sampling, IR thermography, and SCADA analytics.
  • Coordinate all planned maintenance work to minimize operational risk and maximize uptime.
  • Develop and maintain a rolling 12-month maintenance schedule, integrating OEM, regulatory, and owner-directed activities.
  • Ensure that MOPs and EOPs are reviewed, approved, and logged into the CMMS with proper version control.
  • Maintain strong alignment with Operations, Engineering, and EH&S to ensure all work is planned and executed safely and compliantly.
  • Monitor maintenance KPIs including schedule compliance, backlog aging, MTBF, MTTR, and equipment reliability indices.
  • Generate periodic reports to support Reliability Centered Maintenance (RCM) and Root Cause Analysis (RCA) activities.
  • Drive continuous improvement in maintenance execution, documentation quality, and contractor performance.
  • Maintain readiness for audits, commissioning closeouts, and third-party reviews.
