About The Position

Looking for a Maintenance Lead for New Apartment Complex in Edmond, OK  CONSTRUCTION EXPEREIENCE IS REQUIRED

Requirements

  • Have a High School education or equivalent
  • Minimum two years full-time maintenance experience
  • Have a current EPA Certification
  • Have the ability to supervise, teach and motivate staff
  • Ability to multi-task
  • Have good grammar skills, communication skills and I am detail oriented
  • Have the ability to interact with a wide range of people
  • Perform in a courteous manner when working under pressure
  • Have the willingness to perform any task that is required
  • Demonstrate good safety habits
  • Have working knowledge of electricity, plumbing, HVAC, appliances and carpentry
  • Can live on-site (If Required)
  • Will demonstrate a professional appearance
  • Demonstrate a positive, team player attitude and deliver 100% Customer Service at all time
  • Ability to assume management responsibilities
  • Ability to set goals and work hard toward achieving them
  • Own a basic set of hand tools
  • MUST HAVE EXPERIENCE IN CONSTRUCTION
  • Have the physical capability to climb a 30-foot ladder when necessary
  • Have the physical capability to complete HVAC repairs that are located on a roof when necessary
  • Have the physical capability to complete other repairs that are located on a roof when necessary
  • Have the physical capability to walk for an extended period of time when necessary
  • Have the physical capability to bend and squat when necessary
  • Have the physical capability to properly lift objects over 25 lbs when necessary

Responsibilities

  • Follows direction of Maintenance Supervisor
  • Completes work orders
  • Follows up on work assignments for efficient, thorough completion
  • Assists the Maintenance Supervisor in establishing emergency maintenance on-call schedule and posting and distributing emergency telephone numbers including vendor, utility, and after hours contact information for staff members
  • Participates in the On-Call Emergency Rotation
  • Assists in maintaining inventory of equipment, tools and supplies
  • Assists in making regular inspections of the property
  • Notifies management of maintenance problems and recommended solutions
  • Assists in preparation of all maintenance related records
  • Assists in move-in and move out procedures
  • Makes recommendations for contract services and supervises contract maintenance workers
  • Assists in training of new maintenance staff members when needed
  • Assists in establishing preventive maintenance schedule
  • Maintains updated preventive maintenance information (e.g., location of extra parts for appliances, equipment serial numbers, service telephone numbers)
  • Knows current condition of all vacant apartments
  • Keeps workshop or utility rooms clean, orderly and safe
  • Demonstrates Leadership to the maintenance staff by following all company policies and procedures
  • Responsible for communicating all day-to-day operations to the Maintenance Supervision
  • Obtains thorough knowledge of power, water and gas turnoffs, clean out traps, fire extinguishers and fire hydrants
  • Assists in all aspects of the property’s maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance:
  • Maintains exterior and public lighting
  • Creates annual scheduling of gutter cleaning and downspouts
  • Repairs structural wear and damage to buildings – Obtains bids from contractors when necessary
  • Insures the cleanliness of parking areas, sidewalks, alleyways, hallways and common area
  • Oversees and assists in the preparation of vacant apartments
  • Assists with painting when needed
  • Services appliances, equipment, plumbing, electrical systems, HVAC Systems, etc.
  • Assists with picking up trash on the grounds when necessary
  • Keeps a watch on the property for any type of unusual activity
  • Responsible for reporting all liability conditions to the Property Manager and Maintenance Supervisor
  • Responsible for assisting in performing monthly property inspections and preparing appropriate documentation
  • Ensures that pools and equipment are properly maintained and according to city code
  • Assists in maintaining Inventory Control for all supplies
  • Assists in preparing supply orders within the property budget when needed
  • Complies with all Capital Assets Company Policies and Procedures
  • Attends instructional classes conducted by both Management and Outside Vendors when needed
  • Assists in maintaining the physical aspect of each structure – Interior and Exterior
  • Assists in training of new maintenance employees on Company Policy and Procedure
  • Adheres to the On-Call Rotation Schedule and responds to Property Emergencies when necessary
  • Assists in taking after hour emergencies and participates in the On-Call Rotation Schedule
  • Assumes full job description duties of Maintenance Supervisor in the absence of the Maintenance Supervisor or when directed by Property Manager
  • Demonstrates Key Control according to Capital Assets Company Policy
