About The Position

Under the supervision of the General Manager or Senior General Manager, the Maintenance III is responsible for responding to daily maintenance requirements and overall upkeep of TNDC buildings and facilities and staff supervision. This role also involves directly hiring, supervising, and managing maintenance and custodial staff, including preparing employee evaluations and recommendations for discipline or promotions. The position requires responding to daily work orders and maintenance requests covering plumbing (faucet replacement, drain snaking, toilet valve installation), carpentry (hanging windows/doors, repairing hinges, repairing/replacing locks), and electrical (door buzzer repairs, low voltage electrical repairs). Other duties include painting and patching walls, sheetrock repairs, reporting unusual occurrences, keeping supervisors informed of maintenance problems, providing courteous service, conducting tasks safely, inspecting units during pest control, performing and recording fire/life safety and operational equipment preventive maintenance, establishing and following building preventive maintenance schedules, and responding to building emergencies on an after-hours on-call schedule.

  • Six months of consecutive experience in residential housing maintenance/property management.
  • Minimum of 1 year of supervisory experience.
  • Demonstrated knowledge on Microsoft Office programs such as Word, Excel and Outlook are essential.
  • Two years of experience in the building trades plumbing, electrical, carpentry or appliance repair.
  • Excellent interpersonal skills, ability to work on a team.
  • Capacity to work with a culturally diverse, low-income population.
  • Ability to work independently and to follow instructions with minimal supervision.
  • Knowledge of residential property management, building systems and housing quality standards.
  • Demonstrated knowledge and understanding of budget management and facilities issues.
  • Ability to operate hand and power tools.
  • Ability to lift 75 pounds and climb ladders.
  • Ability to order supplies and maintain workable inventories.
  • TCAC experience required.

Nice To Haves

  • Associate degree, certificate of completion from a trade school and/or one or more years of related experience and/or training or equivalent combination of education and experience.
  • 2+ years of supervisory experience.
  • Certified HUD, Tax Credit Specialist, Low Income Tax Income (LIHTIC) designations and/or equivalents.
  • Knowledge of Section 8 Housing Assistance Program practices and principles.
  • Prior experience working in affordable housing, nonprofit residential property management.
  • Property Management Software (Yardi, Boston Post, OneSite) knowledge.
  • Experience/Familiarity with the Tenderloin Neighborhood.
  • Experience in conflict resolution, crisis intervention, resident relations.
  • Knowledge of substance abuse and homelessness issues.
  • Excellent plumbing, electrical carpentry and painting skills.
  • Knowledge of Cal/OSHA safety/code requirements.
  • Certification in high rise and fire safety training.
  • HVAC certification.
  • Knowledge of lead paint/asbestos abatement training/certification.
  • Proficiency in a language other than English (ex. Spanish, Chinese, Tagalog, etc.)
  • Valid California drivers license and a motor vehicle report that matches TNDCs insurers minimum guidelines.

Responsibilities

  • Perform and keep record of all fire and life safety, and operational equipment preventive maintenance.
  • Establish and follow building preventive maintenance schedule.
  • Respond to building emergencies on after hours on-call schedule.
  • Other duties as assigned.
