About The Position

The Maintenance I team member is responsible for supporting the physical upkeep and safety of the community by completing routine maintenance tasks, unit turnovers, and preventative maintenance under the supervision of the Property Manager or Maintenance Supervisor. This role helps ensure a secure and well-maintained living environment for residents, visitors, and staff.

Requirements

  • High school diploma or GED required.
  • 0–2 years of experience in general property maintenance or related roles preferred.
  • Ability to read and follow written instructions, safety procedures, and work orders.
  • Basic familiarity with: Hand tools: hammers, screwdrivers, wrenches Power tools: drills, grinders, saws Moving aids: dollies, carts, ladders Measuring devices: voltmeters, pH testers, gauges
  • Comfortable working both indoors and outdoors in various conditions.
  • Understands how to perform general repairs and use tools and materials safely.
  • Communicates respectfully and courteously with residents when entering units or responding to requests.
  • Identifies hazards and consistently follows safety protocols and PPE requirements.
  • Troubleshoots basic maintenance issues and knows when to escalate.
  • Prioritizes tasks and meets timelines for turnovers and routine work orders.
  • Responds to changing needs, emergencies, or weather conditions with minimal disruption.
  • Supports maintenance and site teams with professionalism and cooperation.
  • Follows through on assignments, remains available for on-call needs, and supports the broader maintenance operation.
  • Must be punctual and timely in meeting all requirements of performance, including, but not limited to, attendance standards and work deadlines; beginning and ending assignments on time; and scheduled work breaks; where applicable.
  • Ability to read and comprehend simple instructions, short correspondence, and memos.
  • Ability to write simple correspondence.
  • Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
  • Some trade school certificate(s) in HVAC, electrical and plumbing
  • Must have valid and appropriate state driver's license and automobile insurance coverage
  • Ability to perform duties under pressure and meet deadlines in a timely manner,
  • Ability to effectively communicate with residents (handle concerns, complaints and issues); vendors; and staff,
  • Ability to inspect property, grounds and apartments,
  • Must be able to work in a fast-paced, multi-faceted and customer service-oriented environment,
  • Must be able to work as a team, interact with others in a professional/pleasant manner and exercise problem-solving skills,
  • 0-2 years’ experience in similar positions of performing general property maintenance tasks related to multi-unit residential complexes,
  • Frequent need to utilize personal transportation to pick up replacement parts and supplies from vendors.
  • Rotation "on call" status may occasionally require expedient travel to assigned property at moment’s notice.
  • Must be available for “on-call” services on a rotating basis, weekends and/or emergencies as circumstances warrant
  • Must be knowledgeable and skilled in the safe use and maintenance of the following tools: Hand Tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc. Power Tools: Wrenches, grinders, sanders, drills, saws, etc. User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand power augers, etc. Measuring Devices: Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.
  • The employee must be capable of adapting, with minimal or no advance notice, to changes in how business is conducted and work is accomplished, with no diminishment in work performance.
  • All employees are responsible for observing safety and security procedures as applicable and reporting potentially unsafe conditions to management within their shift, prior to clocking out for the workday.

Responsibilities

  • Complete work orders involving basic plumbing, carpentry, painting, and electrical repairs.
  • Troubleshoot minor maintenance issues and escalate complex repairs to senior staff.
  • Replace light bulbs, screens, hardware, and small fixtures.
  • Perform preventive maintenance checks on HVAC units, water heaters, and other common systems.
  • Assist in scheduling and coordinating vendor work as directed.
  • Use appropriate tools and follow proper safety procedures during all repairs.
  • Support make-ready efforts by cleaning, painting, patching walls, and repairing appliances or fixtures.
  • Perform trash-outs and remove debris or furniture left by former residents.
  • Ensure vacant units are in presentable and safe condition for new move-ins.
  • Report supply needs or delays in readiness to the Maintenance Supervisor.
  • Perform regular exterior cleaning, litter removal, and walkway sweeping.
  • Assist with lawn care and seasonal landscaping tasks as assigned.
  • Shovel snow and apply salt to sidewalks and entryways during winter months.
  • Monitor and report exterior hazards such as broken steps, loose handrails, or lighting outages.
  • Observe and report any safety concerns, including potential exposure to lead paint, asbestos, or hazardous conditions.
  • Follow all OSHA, Fair Housing, and Evergreen safety policies.
  • Use PPE and maintain a safety-first mindset at all times.
  • Participate in unit or building inspections as directed.
  • Support emergency response protocols and on-call needs.
  • Maintain proper care of tools, ladders, and equipment.
  • Assist with tracking and organizing supplies, maintenance materials, and parts inventory.
  • Notify supervisor of low stock, tool malfunctions, or supply ordering needs.
  • Keep maintenance workspaces clean and free of hazards.
  • Documents resolutions to all work orders.
  • Performs maintenance and repair tasks.
  • Ensures that all make-ready repairs and services are completed correctly and on schedule.
  • Assists in trouble-shooting maintenance problems and make recommendations for correction.
  • Assists in the collection of bids and procurement of outside services and/or vendors for contract or repair work.
  • Remains available to perform work orders and routine, preventative and deferred maintenance tasks.
  • Provides information to be used in work order status reports, documentation of capital improvements and major repairs.
  • Assists in keeping grounds neat and free of litter. Rake, sweep, shovel as circumstances warrant.
  • Remains aware of the condition of physical property throughout the community and immediately notify management of any unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
  • Maintains accurate records regarding preventive maintenance, work orders (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
  • Assists in scheduling and performing minor and routine maintenance on all appropriate equipment on a regular basis.
  • Inspects and maintains all tools in excellent condition and inform management of the inventory status of spare parts and maintenance materials.
  • Looks out for any safety hazards, including LBP, asbestos, radon, hazardous spills and workplace safety. Notify management immediately if safety hazards exist.
  • Maintains a "safety first" attitude. Ensures all safety equipment is used consistently and appropriately.
  • Performs work area clean-up and safety related duties.
