Maintenance & Grounds Technician (Highly Flexible Part-Time)

About The Position

This is not a sit-around role. We need a self-starter who takes pride in how things look, notices issues before they become problems, and handles them without needing to be chased down. You will work under the general supervision of our Construction Manager, handling the day-to-day routine maintenance tasks so our technical team can focus on larger projects. What makes this job great? The flexibility. We are looking for approximately 25-30 hours of work per week, but you can set your own schedule. You can work any of the 7 days of the week, morning or afternoon, as long as it is during daylight hours. This is the perfect role for someone with a second job, a parent needing to work around school schedules, or anyone who values autonomy and flexibility.

Requirements

  • Prior experience in landscaping and/or maintenance preferred.
  • Self-starter — you don’t wait to be told what to do.
  • Detail-oriented — you notice the small things.
  • Dependable and consistent.
  • Comfortable working across multiple properties in one day.
  • Basic knowledge of tools, equipment, and general repair work.
  • A respectful, patient, and friendly demeanor, as you will be working in an environment around senior residents.
  • Valid driver’s license and reliable transportation.
  • Must be able to pass a pre-employment background check.

Responsibilities

  • Maintain all lawns, landscaping, and outdoor areas across three properties.
  • Perform extensive mowing, edging, trimming, blowing, and seasonal upkeep.
  • Conduct irrigation system checks and basic troubleshooting.
  • Keep walkways, driveways, patios, and entrances clean and safe.
  • Monitor overall curb appeal — these are luxury homes, appearance matters.
  • Repair and maintain fences, gates, and other property boundaries.
  • Remove all debris from the property — keep every corner of the grounds clean and presentable.
  • Coordinate with vendors when needed for major landscaping or specialty work.
  • Handle basic repairs (drywall, paint touch-ups, fixtures, doors, etc.).
  • Perform light plumbing and electrical fixes (non-licensed scope).
  • Conduct preventative maintenance checks across all homes.
  • Assist with minor equipment and appliance issues.
  • Support turnover readiness for rooms when a resident moves out, ensuring the room is fresh and ready for the next occupant.
