CPO Responsibilities: Preventative Maintenance Prepare preventative maintenance cart for use each day. Perform preventative maintenance and necessary repairs on all hotel equipment, including kitchen, laundry, boiler, plumbing, pool, HVAC, electrical and guest rooms. Maintenance/Repair/Install Provide a variety of skilled building maintenance including repairs to sinks, windows, floors, and other parts of the building. Daily repair and upkeep of the property including work orders. Maintains the grounds as assigned which may include trash pick-up, shoveling, and sweeping curb/dumpster area, maintaining landscape beds and other areas. Timely preparation of vacant units for occupancy which may include cleaning responsibilities. Install, repair (including soldering) and maintain various plumbing; heating and air conditioning fixtures; perform metal fabrication and welding. Installation and repair of major and minor appliances (e.g. washer, dryer, refrigerator, stove, microwave, dishwashers, etc.). Perform repairs and routine maintenance on electrical equipment; test and replace circuits; troubleshoot and correct defective switches and fixtures. Ability to troubleshoot maintenance issues, diagnose problems, replace and/or repair parts, test and make necessary adjustments to ensure issues are resolved. Perform a variety of plumbing maintenance and carpentry functions. Repair and replace tub shoes, tub faucets, diverters and hot/cold stems. Minor concrete and asphalt repairs. Provide emergency/unscheduled repairs as needed. Read and interpret equipment manuals to ensure proper installation and/or repair of equipment. Complete minor work orders such as snake toilets, snake drains, clear slow draining tubs, adjust/replace door closure, remove/replace caulking and replace locks, deadbolts and passage locks. Complete basic plumbing work orders such as repair leaking faucets, replace faucets, and replace different components of toilets such as flapper, toilet handle and ballcocks. Complete basic electrical work orders such as replacing electrical outlet plates and electrical wall switches. Moves appliances (or assists) as needed General Consults with the Property Manager and Hotel Guest Manager on at least a daily basis on the status of work orders, projects, apartment/townhome turns, and other maintenance items on the property. Operate various machines and equipment including saws and power tools to effectively complete job responsibilities. Responsible for seeking educational opportunities and self-improvement for personal growth and development as well as required education. Maintain work area, tools, and equipment along with securing the maintenance shop(s). Works within established expense limits (budget). Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company. Responsible for the supply, upkeep and insurance coverage of all personal tools as required. Report unusual or extraordinary circumstances regarding the property, residents or hotel guests. Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude at all times. Demonstrate courteous and efficient customer service at all times. May be required to travel to multiple sites. Must be available the first and last day of the month for turns. Regulation & Safety Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. Comply with all industry Fair Housing rules along with obtaining thorough knowledge of management company and property community policies. Required to complete assigned training as directed. Complete other assignments as requested.
