About The Position

The Maintenance Associate is responsible for performing the day to day maintenance operations as directed at the community.

Requirements

  • High school diploma or equivalent
  • 1+ years' experience in property management and or other relevant maintenance fields
  • Proficient in computer programs, including Microsoft Office and Yardi
  • Valid New Jersey Driver's License
  • Ability to work with minimal supervision
  • Well organized with excellent time management skills
  • Knowledge of regulations and laws regarding property management
  • Maintain regular and punctual attendance
  • Work overtime hours as required to complete assignments/projects
  • Work in cold/hot/dusty/loud environment
  • Comply with all company policies and procedures

Responsibilities

  • Completion of assigned maintenance service requests in a timely manner
  • Performing routine maintenance tasks in elevators, hallways and amenities, etc.
  • Maintaining inventory lists for cleaning and maintenance supplies
  • Completing daily inspection of property during your walks and notify Managers of any issues
  • Maintaining the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other common areas
  • Prepping and painting apartments based on turn schedule
  • Preparing make ready units, including removing trash, cleaning and painting
  • Painting common areas
  • Assisting maintenance team with snow removal and landscaping
  • Replacing, repairing or adjust locks, cylinders, latches, door checks, springs knobs, hinges and window blinds
  • Replacing, repairing or adjust receptacles, plates, sockets, switches, and lighting fixtures
  • Replacing, repairing or adjust speedy connectors, washers, faucets, cartridges, flush meter, other plumbing parts, toilet seats, toilet hardware, showerheads, shower rods and curtains
  • Installing smoke alarms and any other fire safety devices
  • Grouting and replace wall tiles
  • Clearing local waste line and drain stoppages
  • Cleaning filters for HVAC
  • Checking and report leaks, damage, debris and security issues
  • Reporting any maintenance concerns for repairs on available apartments, models, amenity spaces, and/or common areas to the Maintenance Manager/Property Manager
  • Assisting with the preventative maintenance program
  • Assisting management with other projects, as requested and required
  • Maintaining excellent customer service with the residents and building staff
  • Participating in the emergency on-call program if required
  • Learn and ensure compliance with all company, local, state and federal safety rules.
  • Ensure that unsafe conditions are corrected in a timely manner
  • Follow a "safety first" principle
