The Maintenance Assistant performs the general operating maintenance, service, and repair of the interior and exterior of the assigned community in accordance with current federal, state, and local standards/regulations and company policies.

Requirements

High School Diploma or equivalent required.
Must have 1-3 years of related experience and/or training.
Excellent verbal and written communication skills.
Able to communicate verbally in person and over the phone.

Responsibilities

Perform routine maintenance tasks including changing light bulbs, air filters, and batteries in smoke detectors
Assist with interior and exterior painting, patching drywall, and minor touch-ups
Complete minor repairs such as tightening fixtures, replacing hardware, basic plumbing fixes (faucets, toilets), and simple electrical tasks (switches, outlets under supervision)
Respond promptly to maintenance requests and work orders
Assist with preventative maintenance programs and routine inspections
Maintain cleanliness and organization of maintenance areas, tools, and storage rooms
Support grounds upkeep including trash removal, light landscaping, and pressure washing as needed
Assist with room turnovers to prepare apartments for new residents
Follow all safety procedures, infection control standards, and OSHA guidelines
Communicate concerns or safety issues immediately to the Maintenance Director
Performs other duties as assigned.
