About The Position

The LIHTC Lease Administrator works closely with the Housing Compliance Specialist, accounting staff and the operations teams and is responsible for the property management accounting and administration of Low Income Housing Tax Credit (LIHTC) properties. This staff will be required to visit LIHTC locations throughout NYC, Nassau and Suffolk Counties on a regular basis.

Requirements

  • Bachelor’s Degree in Accounting with a minimum of 2-3 years relevant work experience required.
  • Must have sound knowledge and ability in business correspondence and an ability to effectively research, accumulate and present data verbally and in written form.
  • Proficient Knowledge of Microsoft Office Suites, Outlook, required.
  • Must be able to work independently within a team environment and possess excellent computer and organizational skills.
  • Knowledge of Low-Income Housing Tax Credit regulations are required.
  • Must have (obtain within 6 month of hiring) certification in low income housing tax credits and knowledge of HUD requirements.
  • To perform this job successfully, an individual must be able to perform each essential duty at an advanced level.
  • A thorough knowledge of computers and various computer software packages along with corresponding practical business experience and a professional image and demeanor are necessary.

  • Knowledge of Appfolio or similar property management accounting systems preferred.

Responsibilities

  • Perform full cycle cash posting and receivable functions
  • Post bank-related cash transactions.
  • Prepare monthly rent rolls
  • Complete, track and apply annual rent increases via rent change requests/lease renewal increases and annual unit registrations per regulatory agreements with external agencies.
  • Responsible for preparing Monthly Rent Statements including communication with tenants.
  • Follow up on rent delinquencies, repayment plans, linkage to community resources to avoid eviction.
  • Ensure timely and accurate legal notices, collaborate with legal team relating to eviction proceedings.
  • Maintain move-in/move-out procedures, billing of damages and close out charges.
  • Apply security deposits at move-in/move-out, update security deposit transactions
  • Meet with tenants to reconcile concerns relating to leases, rent and third-party involvement.
  • Assist and encourage tenants to utilize electronic platforms
  • Communicate with external entities (voucher programs, HRA) in relation to rent.
  • Master use of online applications (AppFolio, shared drives, intranet, etc.)
  • Track unit and building inspections and audits of LIHTC Properties
  • Send correspondences to third parties relating to LIHTC properties via USPS and email.
  • Monitor changes in LIHTC regulations and requirements and implement changes as needed
  • Submit reports to administration, tax credit syndicators and funding sources as required
  • Ensure inter-department communications including the sharing of leases, renewals and recertifications
  • Maintain accurate tenant records, reports, and compliance documentation
  • Communicate feedback and decisions in a respectful manner, emphasizing the importance of team structure.
  • Promptly respond to external agencies’ requests for information in collaboration with the Director.
  • Research up-to-date with regulations/policies while incorporating them into existing work
  • Manage statistical information in electronic databases, ensuring KPIs are met
  • Assist with special projects as needed
