The Leasing Specialist is responsible for leasing, marketing, and maintaining positive resident relations within the community. This role requires a high degree of professionalism and positive engagement for residents and the workforce. The incumbent must possess an aptitude for connecting, creating a sense of community, and going the extra mile to create a positive experience for all residents and staff. Success is driven by relationships built within communities, including vendor partners, regulatory, and social services partnerships, adopting a collaborative approach. An authentic attitude is essential, consistently demonstrating an open and professional approach when assessing and resolving resident and staff concerns, including seeking resources throughout the organization. A positive and professional approach involves active listening and understanding that participation and support are integral to Avanath's success, ensuring each resident and staff member feels seen, heard, and valued while working to resolve challenges.

Requirements

  • Passion for providing exceptional customer service.
  • 2+ years of sales and/or customer relations experience.
  • Thrives in a fast-paced environment.
  • Flexible schedule that may include evenings and weekends.
  • Solid computer knowledge, Windows (Word, Excel), internet, and e-mail.
  • Working knowledge of Yardi Voyager Property Management software.

  • Low-income housing and tax credit experience.
  • Bilingual (English & Spanish).

Responsibilities

  • Provides A+ customer service.
  • Greets and qualifies all prospects.
  • Records all telephone and in-person visits on guest cards.
  • Inspects models and available “market-ready” units, communicates related service needs to Community Manager.
  • Demonstrates community and apartment/model and applies product knowledge to prospect needs by communicating the features and benefits; closes the sale.
  • Has the prospect complete the application and secures a deposit in accordance with the company procedures and Fair Housing requirements.
  • Updates availability report, processes applications for approvals.
  • Ensures the apartment is ready for the resident to move in on the agreed date.
  • Immediately follows up on prospects that did not close and attempts to close the sale again.
  • Refers prospects to sister communities if unable to help.
  • Secures new resident signature(s) on appropriate paperwork prior to move-in.
  • Orients new residents to the community.
  • Assists in monitoring renewals.
  • Distributes and follows up on renewal notices.
  • Accepts rental payments.
  • Types lease and completes appropriate paperwork and inputs information on the Yardi System accurately and on a timely basis.
  • Maintains current resident files.
  • Distributes all company or community-issued notices.
  • Maintains accurate monthly commission records on leases and renewals for bonus purposes.
  • Assists the management team with other various tasks as required.
  • Consistently implements policies of the community.
  • Receives all telephone calls and in-person visits.
  • Listens to resident requests, concerns, and comments.
  • Quickly completes maintenance service requests and informs the maintenance team.
  • Answers questions for residents about community, repairs, rent, rules, etc.
  • Follows up on a timely basis if unable to respond to residents on all matters.
  • Ensures all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests daily.
  • Maintains open communication with Community Manager and Maintenance Supervisor.
  • Contributes to the cleanliness and curb appeal of the community on a continuing basis.
  • Assists in planning resident events.
  • Attends events and participates as a host for any event as directed by the Community Manager.
  • Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to the apartment industry.
  • Manages compliance file maintenance, where applicable, under the direction of the Compliance department and the Community Manager.
