About The Position

The Leasing Specialist is responsible for driving leasing velocity and lead conversion through exceptional customer engagement and proactive sales execution. This role represents the first impression of the community, ensuring all prospects receive timely, professional, and high-quality interactions. The Leasing Specialist directly impacts occupancy, lead-to-lease performance, and resident retention by managing the full leasing cycle from inquiry to move-in and renewal.

Requirements

  • High school diploma or equivalent required; college coursework in business, marketing, or communications preferred.
  • Minimum one year of leasing, sales, or customer service experience.
  • Strong communication, follow-up, and closing skills.
  • Proficiency in Yardi, EliseAI, and CRM systems preferred.
  • Knowledge of Fair Housing laws and sales best practices.
  • Ability to work weekends and evenings as required.

Responsibilities

  • Conduct professional property tours highlighting features, amenities, and value.
  • Maintain conversion rate of 35% or higher from qualified leads to executed leases.
  • Follow up on all leads within 24 hours; log all activities in Yardi and EliseAI.
  • Maintain occupancy of 95% or higher through proactive leasing and retention efforts.
  • Process rental applications, verify eligibility, and prepare lease documentation accurately.
  • Support renewal efforts to achieve renewal rate of 60% or higher through relationship-building and customer care.
  • Partner with the marketing team to execute outreach, social media, and referral programs.
  • Complete and report weekly market surveys with competitor pricing and promotions.
  • Ensure leasing office, model units, and amenities are 100% tour-ready daily.
  • Participate in resident and community engagement events to drive referrals and retention.
  • Deliver prompt, courteous, and consistent service to all prospects and residents.
  • Maintain resident satisfaction (NPS) of 70 or higher through responsiveness and service follow-up.
  • Conduct post-move-in check-ins to ensure smooth transitions and positive experiences.
  • Support resident communication and renewal outreach under the Community Manager’s guidance.
  • Maintain accurate leasing data and communication history in Yardi and EliseAI.
  • Process lease addendums, transfers, and renewals in compliance with policies.
  • Collaborate with maintenance to confirm unit readiness and timely work order completion.
  • Provide occupancy and traffic reporting support to the Assistant or Community Manager.
