I. BASIC FUNCTION A. Responsible for Leasing apartments in accordance with policy, procedure and Fair Housing Laws B. Assist management in measuring effectiveness of marketing programs and current market conditions C. Ensure that apartment homes are delivered to new residents according to company policy II. RELATIONSHIPS A. Reports to Property Manager B. Establishes relationships with prospective residents C. Maintains relationships with current residents D. Maintains relationships with other staff members including onsite staff and corporate management III. RESPONSIBILITIES A. MARKETING 1. Development and placement of advertising 2. Development and implementation of special promotions 3. Prepares Monthly Market Surveys 4. Prepares weekly leasing and traffic reports 5. Performs Outside Marketing when needed 6. Creates Flyers for Promotions and Specials B. LEASING 1. Responsible for Leasing Apartments within the Fair Housing Guidelines 2. Lead and motivate team of Leasing Professionals 3. Responsible for working towards leasing goals set in place for the Property 4. Answers phone in a courteous manner 5. Enters all Prospect information into Rent Manager 6. Screens all Applicants through Online Screening 7. Verifies all Rental and Employment History of Applicants 8. Remains consistent in carrying out Capital Assets Rental Criteria with all Prospects 9. Establishes rapport with each prospective resident 10. Presents property and apartment homes in a manner consistent with company policy 11. Follow up on all un-leased traffic 12. Prepare Lease Packets 13. Reviews Move In Packets with all new residents 14. Assists in collection of rent and other monies due when needed 15. Assists in Move In – Move Out Procedures when needed 16. Prepares Work Order Requests through Property Boss as needed 17. Demonstrates a Positive, Team Player Attitude and delivers 100% Customer Service at all times 18. Assists On-Site Staff when needed 19. Follows through on all assignments given from the Property Manager 20. Attends Leasing Seminars provided by Capital Assets or other Industry Organizations 21. Utilizes the Time Keeping System that is in place 22. Report any liabilities found on property to the Property Manager 23. Reports any work-related injuries immediately to Property Manager IV. I have good Grammar skills, a pleasant voice and I am Detail Oriented F. I have the ability to interact with a wide range of people G. I perform in a courteous manner when working under pressure H. I have a Positive and Confident Attitude I. I have the ability to follow directions given by the Property Manager or other Managerial Staff J. I am computer literate K. I am a Go-Getter! L. I have the ability to set goals and work hard towards achieving them
