About The Position

From homelessness to coming home, Pillars provides shelter, support, and solutions to address the housing needs in our community. The Leasing Operations Specialist is responsible for overseeing the leasing and management of rental units owned and operated by Pillars and provides administrative support to the Finance Team. ESSENTIAL DUTIES AND RESPONSIBILITIES: Has passion for the mission of Pillars and displays agency values: Respect, Collaboration, Empowerment and Grit. Maintains all property legal documentation (i.e. signed lease agreements) and ensures tenants follow terms of the agreements to protect our tenants and Pillars. Manages the day-to-day operations of the properties, driving a main revenue source for Pillars to ensure financial stability. Documents rent, ensures on time payment, issues notices, and generally works as a lessor to uphold proper process (utilities tracking, tenant checks, etc). Handles inbound questions and concerns from tenants and maintains strong customer service approach and positive standard of living. This includes fielding maintenance requests, questions, documentation concerns, and all other forms of inbound traffic. Works collaboratively with others across all Pillars teams to find and maintain housing for Pillars clients. Secures new tenants and fills vacant rental units equitably by advertising through known and reliable, as well as culturally targeted channels. Minimizes rental vacancies through forecasting and strategic thinking. Assists maintenance by tracking work orders, communicating with the Operations Coordinator on needs, and supporting unit inspections. Other duties as assigned. QUALIFICATIONS: Associate’s Degree required. Bachelor’s Degree preferred. Knowledge of tenant law, including rights each landlord and each tenant has with regard to the rental property, is preferred Possess and maintain a valid Wisconsin driver’s license Ability to travel locally, with access to a reliable vehicle and personal auto insurance which meets Pillars minimum requirements for liability (100/300/100) This position is expected to work inclusively and respectfully within a diverse community and practice civility in the workplace. This position requires knowledge of Microsoft Office suite and related technologies. COMPLIANCE ACCOUNTABILITIES: The Leasing Operations Specialist must act in accordance with Pillars’ policies and procedures, complete all required compliance training/continuing education within specified timeframe, and maintain a thorough knowledge of all internal operating procedures, as well as applicable laws and regulations. WORK ENVIRONMENT: The employee must occasionally lift and/or move up to 50 pounds and travel to other worksites. Requirements

  • Associate’s Degree required.
  • Possess and maintain a valid Wisconsin driver’s license
