About The Position

Leasing Manager/Leasing Specialist Rosharon, TX Job Summary: We are hiring for a leasing professional to join the team with placement as either a Leasing Specialist or Leasing Manager depending on experience. This role is responsible for attracting qualified residents, delivering exceptional customer service, and supporting occupancy goals. Leasing Specialists will focus on day-to-day leasing activities and resident engagement, while Leasing Managers will additionally support, train, and guide the leasing team, perform market analysis, and help drive leasing strategy for the community.

Requirements

  • High School Diploma or equivalent.
  • At least one year of leasing, sales, or customer service experience (leasing preferred).
  • Property Management Software (PMS) experience is a plus.
  • Strong communication, organization, and customer service skills.
  • Valid Texas Driver's License, reliable transportation, and required insurance.

Nice To Haves

  • Some college, Texas Real Estate License, or CALP certification.
  • 2+ years of related leasing experience.
  • Demonstrated experience supporting or leading leasing operations.

Responsibilities

  • Recruit prospective residents, provide community tours, highlight amenities, and facilitate rental transactions.
  • Complete lead detail reports, customer information cards, and market surveys to track prospect activity.
  • Qualify applicants using established Rental Qualifying Criteria and gather documentation to process applications.
  • Facilitate move-ins by ensuring all necessary documents are completed and homes are ready by the agreed date.
  • Educate new residents on community rules, HOA guidelines, and proper use of the home.
  • Follow up with prospects who did not close; re-engage them or refer to sister properties.
  • Monitor expiring lease agreements and renewals, and proactively work to secure renewals.
  • Write and distribute tenant notices, promotional flyers, and community event information.
  • Assist with resident requests, comments, and complaints; resolve when possible or escalate as needed.
  • Complete required documentation such as resident complaints and property incident reports.
  • Help enforce community policies and HOA guidelines.
  • Assist with placing, removing, and updating banners, balloons, bandit signs, and flags for marketing purposes.
  • Support community marketing efforts and outreach strategies based on market survey results.
  • Develop marketing strategies, including specials and pricing adjustments, to maintain competitive positioning.
  • Oversee daily leasing schedules, coordinate staff coverage, and support leasing team performance.
  • Train on-site teams in leasing initiatives, sales techniques, and mystery shop expectations.
  • Identify market trends and recommend strategies to optimize rent pricing and leasing performance.
  • Maintain occupancy and renewal goals; generate leasing-related reports.
  • Coordinate closely with move-in processes, ensuring homes are ready per SOP and checklists.
  • Write and distribute resident communications as needed.
