About The Position

Our national multi-family management company seeks a Leasing Associate with a "Whatever it Takes" attitude to be responsible for marketing, leasing, and maintaining positive resident relations. Summary: The Leasing Associate is responsible for professionally achieving high occupancy and resident retention goals by creating positive relationships with the prospect and current residents, clients, and vendors. JOB SUMMARY Responsible for marketing, leasing, and maintaining positive resident relations. REPORTS TO: Community Manager, Assistant Community Manager and/or Regional Property Supervisor SUPERVISES: None ESSENTIAL FUNCTIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. • Perform all sales and leasing activities (greet and qualify prospects, tour property and amenities). • Ensure the property and show units meet the Company’s standards for the marketing/leasing tour. Communicate upkeep needs with Property Manager and Maintenance Team. • Record all telephone and in-person traffic according to Company policy. • Ensure application is completed according to Company policy. • Ensure the lease is completed according to Company policy. • Ensure the move-in process is completed according to Company policy. • Ensure the renewal process is completed according to Company policy. • Ensure the move-out process is completed according to Company policy. • Use on-site property software to track apartment availability. • Be knowledgeable of market trends and competitor conditions that may impact on the property’s occupancy. Prepare market survey. • Design marketing plan and activities to drive traffic to the property. • Complete outreach marketing and record all marketing efforts. • Proficiency in using the internet for marketing, including Craig’s List, Google, and other search engines. • Distribute newsletters, flyers, and resident notices.

Requirements

  • Experience: Minimum 1 year of hands-on experience in affordable housing, specifically Low-Income Housing Tax Credit (LIHTC) and/or HUD Section 8 programs.
  • Compliance Knowledge: Proven ability to process applicant certifications/recertifications, TICs (Tenant Income Certification), and understanding of EIV (Enterprise Income Verification).
  • Regulatory Knowledge: Strong familiarity with Fair Housing Laws and HUD regulations.
  • Software Skills: Proficiency in property management software such as Yardi, RealPage, or Resman.
  • Documentation: High attention to detail for file management and auditing.

Nice To Haves

  • Certifications: Preferred certifications include COS (Certified Occupancy Specialist) or LIHTC certification.
