About The Position

The Leasing Agent is responsible for renting residential units and supporting tenants throughout the leasing process. This role involves engaging with prospective renters, preparing lease agreements, coordinating move-ins and move-outs, and maintaining positive tenant relations.

Requirements

  • Strong interpersonal and customer service skills.
  • Ability to work independently and collaboratively within a team.
  • Experience with rental assistance programs (e.g., Section 8).
  • Minimum of 3 years of leasing experience

Responsibilities

  • Meet with prospective tenants to explain lease terms and guide them through the application process.
  • Conduct property tours and follow up on rental leads.
  • Prepare leasing documents in accordance with PRC policies and procedures.
  • Process new leases, lease renewals, and roommate changes.
  • Partner with the property superintendent for move-in/move-out walkthroughs.
  • Handle customer service inquiries and escalate issues when necessary.
  • Foster positive relationships with tenants and support community engagement activities.
  • Provide back-up Leasing Agent support for other properties as needed.
  • Utilize Yardi to manage move-ins, move-outs, transfers, and roommate promotions.
  • Conduct property inspections and coordinate necessary repairs.
  • Monitor apartment and property conditions; document and communicate findings.
  • Ensure smoke and carbon monoxide detectors are compliant prior to move-ins.
  • Collaborate with maintenance staff to manage work orders and property upkeep.
  • Track and address property issues and communicate resolutions.
  • Manage Notice to Quit documentation and renter’s insurance compliance.
  • Work with subcontractors and housing assistance programs (e.g., Section 8).
  • Partner with the Legal department to determine appropriate legal actions for tenant issues.
  • Coordinate with the Collections department to address delinquencies.
  • Process invoices related to property operations.
  • Establish and achieve leasing goals (e.g., vacancy rates).
  • Conduct market studies as needed to support leasing strategy.
  • Maintain property website.
  • Monitor and manage Elise AI platform to ensure timely and accurate responses to all leasing inquiries.
  • Complete all other duties as assigned.
