About The Position

The Lead Stationary Engineer is responsible for overseeing boiler operation, safety, and staff while ensuring compliance and regulation. Operates and maintains HVAC and mechanical equipment such as computer-controlled energy management systems, Siemens building automation and controls air compressors, diesel powered emergency generators, electrical motors, hot water boilers, and steam boilers to provide for utilities supplying heat, light, power, gas, and domestic water for St. Ann’s Community.

Requirements

  • Maintain a minimum of a class 3 boiler license registered with the City of Rochester.
  • EPA Section 608 Universal Certification.
  • General HVAC maintenance/mechanical/building
  • Ability to read, write, speak, and understand the English language.
  • Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents.
  • Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community.
  • Ability to write speeches and articles for publication that conform to prescribed style and format.
  • Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.
  • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
  • Ability to effectively present information to top management, public groups, and/or boards of directors.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Responsibilities

  • Communicate and work directly with the Facilities Manager for proper safety and operation of the boiler room.
  • Assign tasks and oversight for the boiler operators throughout all shifts.
  • Provide clear and up to date information during shift turnover regarding any changes in mechanical equipment or control systems.
  • Provide technical guidance and oversight to other boiler operators as well as maintenance staff, including troubleshooting Siemens control systems and BAS alarms.
  • Correspond with and work alongside contractors, as well as obtaining part numbers and quotes for proper replacement materials and parts.
  • Train, mentor and assist Facilities Manager with department evaluations.
  • Enforce proper safety procedures, lockout/tagout protocols, and emergency response practices.
  • Operates & Regulates Valves and controls on hot water and steam boilers to supply hot water and steam for Laundry, Dietary, and general domestic requirements.
  • Operates & Regulates Emergency electrical generator systems.
  • Operates & Regulates Equipment controlling flow of fuel for boilers, fire pumps, and engine-generators.
  • Operates & Regulates Central air-conditioning units, chillers, refrigeration equipment, and cooling towers.
  • Troubleshoot, operate, and repair Siemens energy management systems (BAS)
  • Adjust steam and hot water boilers as load demands change.
  • Monitor and respond to Siemens BAS alarms, trend data to maintain system efficiency and reliability.
  • Monitor and Checks Water in boiler, expansion tanks, and hot water tanks.
  • Monitor and Checks Water softening equipment.
  • Monitor and Checks Feed water system.
  • Monitor and Checks Sump pumps.
  • Monitor and Checks Sewage lifts station operation.
  • Monitor and Checks Pneumatic control systems.
  • Monitor and Checks All supply, exhaust, and air-conditioning fans
  • Monitors and records temperature and pressures of operating equipment, utilizing Siemens control system data when applicable.
  • Chemical condition of boiler, heating/cooling loop, and cooling tower water, and as necessary, chemically treats water.
  • Ensure that the SAH and WCC boiler rooms and systems, including Siemens Building Management systems, as well as Daikin systems operate efficiently and safely.
  • Proper use, recovery and handling of variety of refrigeration types per EPA and Industry standards.
  • Maintains power plant equipment to ensure proper working order as determined through diligent preventive maintenance procedures all mechanical spaces are kept neat, clean, and orderly.
  • Paints, cleans, and otherwise maintains floors, equipment, and other such items as directed.
  • Coordinates the accomplishment of goals and expectations set by the Power Plant & Maintenance Manager.
  • Maintains the condition of and ensures the availability of tools, equipment, parts, and materials necessary for repairs, preventive maintenance, and to ensure the uninterrupted operation of the power plant equipment with work orders through the TELS system.
  • Performs preventive maintenance on pumps, motors, fans, and other assigned equipment, including: Oiling, greasing, and proper lubrication. Cleaning. Testing. Changing or adjusting belts and changing air filters as necessary. Checking, adjusting, and tightening bolts, nuts, and hardware as necessary.
  • Create, update and close PMs and work orders in the Tels system in a proper and timely manor
  • Perform all other tasks and similar operations as required by the PM program.
  • Opens and closes front and rear access doors on fireside of boilers for inspection and repair.
  • Opens and closes hand-holes and manholes of waterside of boiler for inspection and repair.
  • Cleans fireside of boilers by use of powered tube cleaning machine, wire brushing, and vacuuming.
  • Open and closes end-bells of chiller equipment for inspections as necessary.
  • Cleans heat exchangers on chiller equipment by use of powered tube cleaning machine, wire brushing, and power washing equipment.
  • Performs minor maintenance repairs and functions on weekends and during evening and night shift in absence of mechanic.
  • Contact and direct the on-call maintenance mechanic when deemed necessary.
  • Performs other duties as assigned or required by manager
  • Troubleshoots and makes repairs on Laundry and Dietary equipment not limited to: Light electrical troubleshooting and repairs Belt replacements and adjustments Filter changes and equipment maintenance Steam equipment repairs and maintenance
