About The Position

The Lead Maintenance Technician is responsible for overseeing and performing a wide range of property maintenance tasks to ensure the cleanliness, safety, and functionality of the building and grounds. This hand-on role involves completing work orders, conducting preventative maintenance, assisting with vendor coordination, and leading by example within the maintenance team.

Requirements

  • Intermediate computer and Internet knowledge
  • Basic proficiency in Microsoft Office and the ability to use maintenance management software
  • High school diploma or equivalent required
  • Ability to perform basic math calculations
  • Minimum of 3 years of hands-on experience in property or facilities maintenance
  • Candidates must successfully pass a driver’s license background check as part of the hiring process to ensure that all employees who will be operating a company vehicle meet necessary safety standards.
  • As an authorized driver of a company vehicle, you are required to maintain a valid motor vehicle record (MVR) throughout your employment. This includes ongoing monitoring to ensure compliance with company safety and insurance standards.
  • Must maintain a valid driver’s license and a clean driving record throughout the duration of employment with the company. Willingness to drive a company provided van is required.

Nice To Haves

  • HVAC certification preferred but not required
  • Prior experience in a lead or senior technician role is a plus
  • Strong troubleshooting and repair skills across multiple trades (plumbing, electrical, HVAC, etc.)

Responsibilities

  • Communicate professionally with tenants, guests, contractors, vendors, and staff.
  • Perform general property maintenance, including service requests, punch lists, preventative maintenance, and basic cleaning tasks.
  • Ensure all maintenance work is completed safely, efficiently, and to company standards.
  • Conduct regular inspections and patrols of buildings and grounds to identify issues and ensure upkeep.
  • Communicate property-related concerns, needs, and updates the Regional Property Manager.
  • Maintain accurate maintenance records, reports, and documentation.
  • Monitor and maintain the inventory of maintenance tools, supplies, and equipment.
  • Represent the company with a professional appearance and demeanor.
  • Provide after hour on call service addressing emergency work orders.
  • Participate in on-call rotation to address after-hours emergency work orders.
  • Demonstrate a strong working knowledge of building systems, including plumbing, electrical, HVAC, roofing, and general repairs with thorough understanding of building systems such as sprinklers, backflows, irrigation, dock levelers, RTU’s, plumbing, electrical, and roof systems.
  • Assist in coordinating and overseeing contractors or vendors as directed by the Regional Property Manager.
  • Perform other duties as assigned by the Regional Property Manager.
  • Caulking
  • Repairing and replacing interior and exterior doors
  • Installing and repairing locks and door hardware
  • Troubleshooting and replacing electrical fixtures, switches, and outlets.
  • Repairing toilets, sinks, faucets, and pumps
  • Performing light groundskeeping and exterior maintenance as needed.
  • Minor drywall repairs and interior painting.
  • Removing bulk trash and ensuring clean, organized common areas
