About The Position

The Lead Maintenance Technician assists the Regional Maintenance Manager in leading the daily maintenance operations for a multi-family residential property for a defined sector. They perform or assign general, advanced, or specialized maintenance functions depending on property needs and are responsible for performing maintenance of assigned properties in a cost-effective, timely manner. The Lead Maintenance Technician is responsible for providing and assisting in the direction of training, safety, and quality control initiatives for current and new Maintenance Technicians. They may be called upon to assist at other properties when workload is heavy, or training assistance is needed. The Lead Maintenance Technician will motivate the Maintenance team in contributing to resident satisfaction and retention by exemplifying our Goldmark Values every day! Requirements

  • High School Diploma or GED required.
  • Must have valid driver’s license, acceptable driving record and meet company insurability requirements.
  • Should be an experienced Maintenance Technician who has demonstrated outstanding mentoring, coaching and leadership skills.
  • Demonstrated proficiency and quality of advanced maintenance skills.
  • Ability to communicate and influence work direction to multiple site Maintenance Technicians.

Nice To Haves

  • Equivalent education with one to two years’ related experience and/or training preferred.
  • Business needs and/or state, local and federal laws may dictate required certifications and licensure for a region or specific location.

Responsibilities

  • Partner with Manager in leading the work of Maintenance Technicians within their defined sector by providing technical and on-the-job training support to build and maintain knowledge and skills required for the Maintenance Technician position.
  • Provides leadership support for the team by assisting in leading team meetings and providing input on hiring and performance decisions for Maintenance Technicians within their defined team.
  • Assists in providing work direction to Maintenance Technicians. This includes coordination of daily work order load, reviewing completed work, evaluating technical performance against established standards and ensure on-call schedules are covered.
  • Build and maintain long-term relationships with residents by addressing and responding to requests, questions, and concerns, making referrals to manager or site/property team members as appropriate.
  • Provides support for Maintenance Technicians on more complex maintenance tasks as requested.
  • Will travel to all properties within assigned sector to provide training and support.
  • May oversee the prep process to ensure supplies are ordered and prep buckets are turn ready.
  • Responsible for supporting the initial and on-going training of all new maintenance technicians.
  • May assist in the preventative and non-routine maintenance for facilities. This includes, but is not limited too: ▪ Seasonal (i.e., spring/fall checklists) ▪ Roof inspections ▪ City inspections and appropriate follow-up ▪ Boiler maintenance ▪ Opening and closing of pools ▪ HVAC, large plumbing, electrical and roof maintenance, and repairs
  • Conduct regular inspections of site maintenance shop to ensure appropriate appearance and inventory levels as well as safety compliance.
  • Will be required to work extended hours and weekends when needed.
  • May be required to work on-call rotation.
