About The Position

PRIMARY PURPOSE/GENERAL DESCRIPTION: Reporting to the Maintenance Manager, the Lead Maintenance Mechanic will be responsible for assisting in developing maintenance procedures and ensuring implementation. The Lead Maintenance Mechanic will assist in leading the team of Utility Maintenance Mechanics to carry out inspections of facilities to identify and resolve issues as well as checking HVAC, plumbing, electrical, and hydraulic systems of buildings to ensure functionality. The Lead Maintenance Mechanic will participate in leadership and technical training pertinent to the position. In absence of a Maintenance Manager, the Lead Maintenance Mechanic will report to the Director of Facilities Operations. The Lead Maintenance Mechanic will work closely with the Associate Director of Planning & Construction for planned preventative maintenance activities and new and ongoing campus projects. This position emphasizes oversight of Building Management and Automation Systems (BMS/BAS), management of the campus-wide Computerized Maintenance Management System (CMMS), supporting campus sustainability, and coordinating with internal and external partners for system upgrades and modernization. Requirements

  • Knowledge of facility mechanical, plumbing, and electrical systems and their major components.
  • Knowledge of facilities equipment maintenance needs.
  • Ability to read, interpret and work from plans, drawings, and specifications.
  • Understand root causes of equipment failure and how maintenance techniques can minimize failures.
  • Ability to communicate with utility maintenance mechanics about systems and equipment.
  • Ability to help manage staff and to establish and maintain effective working relationships with campus partners.
  • Ability to assist the maintenance manager in planning, coordinating, and assigning work schedules.
  • Ability to enter and monitor work orders in the work-order system and coordinate with the Facilities & Fleet Coordinator to order equipment and materials as needed.
  • Strong written and oral communication skills.
  • Ability to use Microsoft Office suite and a working knowledge of floor plans.
  • Must be able to provide exceptional customer service and be willing to work within a team environment.
  • Graduation from high school or any combination of education, training or experience that provides the required knowledge, skills and ability.
  • Position requires a valid U.S. driver’s license and maintain a driving record acceptable to the Colleges’ insurance carrier.

  • Previous experience in custodial or building maintenance assignments is preferred.

Responsibilities

  • CMMS System Management Administer and manage the campus-wide Computerized Maintenance Management System (CMMS) to ensure accurate tracking of work orders, preventive maintenance schedules, asset histories, and inventory.
  • Train and support facilities staff in the effective use of the CMMS for daily operations and reporting.
  • Generate and analyze CMMS reports to identify trends, support decision-making, and improve maintenance processes.
  • Coordinate with IT and software vendors for system updates, troubleshooting, and enhancements.
  • Ensure data integrity, security, and compliance with institutional policies within the CMMS.
  • BMS/BAS Duties and Tasks Monitor and operate campus-wide Building Management and Automation Systems (BMS/BAS), including HVAC, lighting, and energy management platforms.
  • Adjust system parameters and schedules to maintain comfort, efficiency, and sustainability in all academic and administrative buildings.
  • Perform routine inspections and preventive maintenance on BMS/BAS hardware (controllers, sensors, actuators, and servers).
  • Diagnose and resolve system alarms, faults, and operational issues, coordinating with IT and external vendors as needed.
  • Analyze system data and trends to identify inefficiencies and implement energy conservation measures.
  • Support campus sustainability goals by tracking and reporting energy usage and recommending improvements.
  • Coordinate integration of new equipment and technologies into existing BMS/BAS infrastructure, including legacy system modernization projects (e.g., Andover controls, EBO upgrades).
  • Administrative & Management Provides ongoing feedback to the maintenance manager for maintenance staff schedules.
  • Provides ongoing feedback and needed support to the maintenance manager for planned maintenance programs for facility equipment.
  • Responsible for overseeing the preventive maintenance of facility equipment, including HVAC, plumbing systems, etc., according to the schedule developed in collaboration with the maintenance manager and the Associate Director of Planning and Program Maintenance.
  • Manages the maintenance of the shop, equipment, inventory, supplies and ordering.
  • Assists in verifying that all purchasing and contracts are aligned with the College’s Procurement Policy.
  • Assists the maintenance manager to ensure the working operation of the mechanical, electrical, and plumbing equipment and systems.
  • Assists the maintenance manager in developing quality control and verification of in-house work.
  • Develop scopes of work and pursue proposals from sub-contractors when determined necessary in collaboration with the maintenance manager.
  • Verifies work completed by outside vendors, sub-contractors, and CFS, and signs-off on invoices.
  • Possesses awareness and knowledge of emergency procedures.
  • Ensures high level of customer service.
  • Assists the maintenance manager in maintaining compliance with and abreast of all OSHA regulations.
  • Active support for the College’s Principles of Community and Institutional Values in the performance of job duties.
