The Grounds & Landscape Technician is a vital part of the on-site maintenance team. You will report directly to the Service Manager and be responsible for maintaining the entire landscape of a 20‑acre community at a professional, full-service level. When landscaping work is complete, you will assist the maintenance team with work orders and other property needs. Your ongoing responsibilities will include: Maintain all landscaped areas to professional standards, including mowing, pruning, trimming, edging, mulching, planting, and seasonal enhancements. Inspect, repair, and maintain sprinkler heads, valves, controllers, and irrigation systems. Perform drainage installation, repairs, and land grading to ensure proper water flow and prevent erosion or pooling. Monitor the health of trees, grass, shrubs, and plants, and make necessary adjustments to keep landscaping thriving. Install flowers and landscape features to maintain strong curb appeal. Keep grounds clean and free of debris daily. Assist maintenance with work orders and general property tasks as needed. Identify and report safety or property concerns to the Service Manager. Contribute to a team culture focused on customer service and community pride.

Requirements

• 2+ years of hands-on landscaping or grounds maintenance experience, preferably on a large property.
• Knowledge of irrigation systems, drainage solutions, land grading, and plant care
• Ability to work independently and manage daily priorities.
• Willingness to assist with general maintenance tasks when landscaping duties are complete.
• Valid driver’s license.

Nice To Haves

• Certifications such as CPO, HVAC, irrigation, or maintenance-related licenses are a plus but not required.
