About The Position

As a Land Acquisition, Planning and Development Intern, you will be part of a world class homebuilding experience, and you will see first-hand how we identify and acquire land for future developments, and we develop land parcels from initial planning and feasibility studies to final project completion.

Requirements

  • Are currently pursuing a degree in Real Estate, Finance, Community/Environment and Planning or a related field
  • Prior experience or coursework in data analysis, finance and/or market research
  • Excellent oral and written communication skills
  • Thrive in a team-oriented environment and value collaboration.
  • Experience in using various computerized systems.
  • Proficient in Microsoft Excel, Word, Outlook
  • Ability to work fulltime Monday-Friday for 10-12 weeks during the summer
  • Ability to stand or sit for extended periods
  • Ability to move about work location
  • Ability to drive/travel as needed
  • Ability to walk up and down stairs
  • Ability to observe details at close range and communicate information so others will understand
  • Ability to transport and move up to 20 lbs and move as needed (for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio)
  • Periodically works in outdoor weather conditions (for roles in Construction/Customer Service/Land/Sales)

Responsibilities

  • Learn strategies and processes for developing land acquisition sources.
  • Assist the Land Acquisition team in the preparation of financial proformas to determine the viability of proposed land acquisitions.
  • Research and analyze consumer preferences for product.
  • Post acquisition – maintain financial proformas to assess ways to enhance performance of existing communities and to report actual performance.
  • With the guidance of Land Acquisition leadership, support the preparation of detailed Land Packages with relevant support data for submittal to Corporate Land Committee to seek approval of real estate transactions.
  • Utilize various mapping applications and tools to source, research and identify potential land acquisition opportunities that align with Market Strategy and Business Plan goals.
  • Perform analyses to determine appropriate offer prices for targeted land opportunities.
  • Maintain a tracking log and land search map of viable tracts as well as a log of comparable transactions in surrounding areas.
  • Assist the Land Planning team as they work with local and state municipalities, public and private related agencies, planning and zoning departments to entitle acquired projects.
  • Assist with plan submittals and review process, support scheduling, meeting deadlines and specific processes to ensure timely completion of the entitlement process.
  • Assist the Land Development team to determine what needs to be done to the dirt (grading, demolition, excavation) of the acquired and entitled project prior to home construction.
  • Contract, schedule and oversee dirt preparation (grading, demolition, excavation) of the dirt.
  • Contract, schedule and oversee in-ground utility installation, roadway pavements, concrete home pads and sidewalks.
  • Understand how we identify potential risks associated with land development projects and develop mitigation strategies.
  • Assist in the pre-development budgeting for new communities.
