ESSENTIAL FUNCTIONS: Motivate and hold accountable a team of employees including leasing and maintenance staff Ensure that that all prospects, residents and family members have positive interactions with team members Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises Responsible for the oversight and execution of building operations Oversee budgeted financial expectations including rent collections, occupancy expectations, and expense guidelines Contracts with tenants by negotiating leases and collecting security deposit Enforces occupancy policies and procedures Prepares reports by collecting, analyzing, and summarizing data and trends. Responsible for the hiring of team members, and providing continuous learning and development of their team Working in a high-pressure environment, interacting with difficult customers/vendors, handling urgent matters, resolving conflicts, having effective interpersonal skills. Develop, implement and achieve the annual property budget. Maintain control of expenditures. Be directly involved with the bidding and acceptance of all service and contracts. Continually monitor your individual property websites, and reputation media sites such as Yelp, Apartment Ratings.com, and Facebook. Review/research the Profit and Loss Statement each month. Prepare a written Owner's Report and be prepared to discuss the results with the President of the Management Company on a monthly basis. Immediately notify the Vice President, Executive Vice President, President and Principals of emergency or crisis situations day or night. Inform the Vice President of all legal matters regarding the property. Set a good example for all on-site personnel. Assist at neighboring properties as needed. Operating a company vehicle or personal vehicle (as required) to perform job duties. Candidates must be willing and able to drive for work-related purposes as needed. WORK ENVIRONMENT This position typically operates indoors in an air-conditioned office, with a mixture of natural, incandescent and fluorescent light. You may be exposed to varying weather conditions such as heat, cold, rain, and snow is common. May occasionally be exposed to extreme conditions, including high heat, humidity, freezing temperatures, and heavy rain while performing outdoor tasks. You will also periodically be confined to a vehicle.
