About The Position

The Junior Disclosure Specialist supports the disclosure process by assisting loan officers and operations teams with the preparation, review, and issuance of initial loan disclosures. This role focuses on accuracy, compliance, and timely delivery of required initial disclosure documents while learning federal and state disclosure requirements. This is a full-time, non-exempt position, Monday–Friday, reporting to the EVP of National Operations. Requirements

  • 1–3 years of experience in a professional office environment; experience in mortgage, banking, or real estate is a plus.
  • Proficiency with Microsoft Office (Outlook, Word, Excel) and Adobe Acrobat; comfortable learning new systems.
  • Strong verbal and written communication skills.
  • Ability to follow detailed checklists and procedures and ask questions when clarification is needed.
  • Highly detail-oriented, organized, and able to manage multiple tasks in a deadline-driven environment.
  • Self-motivated with a willingness to learn and grow within the role.
  • Professional, friendly, and collaborative with a client- and team-focused mindset.

Responsibilities

  • Support loan officers and internal teams with questions related to initial loan disclosures, fees, and loan status.
  • Assist in reviewing loan data including loan program, lock information, title work, appraisal, mortgage insurance, purchase contracts, payoffs, homeowner’s insurance, and flood insurance to ensure accurate initial disclosures.
  • Monitor assigned pipeline to ensure initial disclosures, including the Loan Estimate (LE) and required federal and state documents, are issued timely and accurately.
  • Prepare and issue initial disclosure packages under established guidelines and supervision.
  • Review loan lock confirmations to ensure initial disclosures reflect accurate pricing and terms.
  • Track and monitor consumer acknowledgment and signing of initial disclosure documents.
  • Audit initial disclosure packages to confirm compliance with regulatory requirements and internal timelines.
  • Complete required checklists and ensure all documentation related to initial disclosures is properly uploaded and maintained in the loan file.
  • Identify discrepancies, missing information, or compliance concerns and escalate to senior disclosure or operations team members.
  • Participate in training to build knowledge of disclosure regulations, systems, and best practices.
