About The Position

The Mortgage Disclosure Specialist is responsible for preparing, reviewing, and issuing accurate and compliant disclosure packages for mortgage loans. This role plays a critical part in the loan origination process by ensuring borrowers receive timely and accurate disclosures, supporting compliance, and facilitating a smooth loan experience

Requirements

High School Diploma or equivalent
Must be comfortable and able to work in a fast-paced environment.
Gives and receives constructive feedback.
Proficient computer skills, including Microsoft Office suite and Windows-based software.

Nice To Haves

Mortgage experience preferred.

Responsibilities

Validate loan file is set up properly within the Loan Originating System according to the loan program and loan purpose.
Prepare and deliver initial disclosure packages and redisclosure packages in accordance with investor and regulatory guidelines, and internal Service Level Agreements
Review fee changes and validate changes of circumstances reasons.
Monitor loan pipelines to track and plan disclosures for loan files. Organize and prioritize workload to manage timely.
Work closely with internal business partners to troubleshoot, research and resolve transaction concerns.
Perform duties and responsibilities specific to department functions and activities, or as assigned by supervisor.
Maintain current knowledge of lending products, systems, and processes.
Quality Assurance - Maintain high accuracy in documentation and fund disbursements to ensure compliance and reduce risk.
Process Improvement - Recommend improvements to streamline workflows, reduce errors, and enhance borrower and partner experience. Supports implementation of new procedures and practices introduced by Mortgage Leadership
Borrower & Partner Experience - Deliver elevated, solutions-oriented service to borrowers, builders, and loan officers. Function as a knowledgeable point of contact, providing status updates, guidance, and follow-through.
