The Janitorial Project Manager oversees custodial and janitorial operations across school facilities, ensuring safe, clean, and healthy learning environments for students, staff, and visitors. This role is responsible for managing personnel, budgets, service delivery, and compliance, while acting as the primary liaison between the school district, site administrators, and custodial teams. The ideal candidate has strong leadership experience in school or public-sector facilities, a deep understanding of APPA custodial standards, and the ability to manage unionized workforces in a highly regulated environment.

Requirements

  • Bachelor’s degree in Facilities Management, Project Management, Business Administration, or related field preferred
  • OR 7+ years of progressive experience in janitorial or custodial management
  • Strong working knowledge of APPA custodial standards
  • Minimum 5 years of experience managing union employees
  • Expertise in cleaning, sanitization, floor care, and chemical safety in school environments
  • Proven ability to lead large, diverse teams across multiple sites
  • Strong understanding of public‑sector contracts and compliance requirements
  • Experience using audit tools or software to track cleaning and performance compliance
  • Excellent communication, conflict‑resolution, and customer‑service skills
  • Ability to make quick, sound decisions in high-pressure or emergency situations
  • Proficiency in Microsoft Word, Excel, and PowerPoint
  • Frequent walking and inspections throughout school buildings
  • Flexible schedule aligned with school operations, including evenings or weekends as needed
  • Ability to respond on short notice to emergencies or operational issues

  • Experience working in school districts, higher education, or public‑sector facilities strongly preferred

Responsibilities

  • Ensure all schools and district facilities meet established cleanliness, sanitation, and safety standards
  • Implement and enforce district, state, and federal safety and environmental health programs
  • Maintain compliance with APPA standards and school district custodial guidelines
  • Conduct routine inspections, quality audits, and walkthroughs of all assigned school sites
  • Address deficiencies promptly to minimize disruption to instructional activities
  • Recruit, hire, train, and supervise custodial staff across multiple school sites
  • Manage large teams (40+ employees), including unionized custodial personnel
  • Plan and coordinate work schedules aligned with school calendars, events, and seasonal needs
  • Serve as relief supervisor when necessary to maintain operational continuity
  • Promote accountability, professionalism, and a student-focused service culture
  • Serve as the primary point of contact for principals, school administrators, and district leadership
  • Conduct regular performance and service review meetings with school and district stakeholders
  • Respond to concerns from school leadership, parents, and community members professionally and promptly
  • Navigate public‑sector processes, including school board interactions and community engagement
  • Manage labor, supply, and equipment budgets within district and contract guidelines
  • Monitor KPIs related to cleanliness, safety, staffing, and cost control
  • Ensure compliance with contractual service agreements and district policies
  • Track and analyze performance, financial, and operational data to drive improvements
  • Collaborate with district leadership on multi-year custodial and facilities strategies
  • Support capital improvement planning and long-term school infrastructure initiatives
  • Evaluate data and trends to refine staffing models, service delivery, and resource allocation
  • Direct custodial response during emergencies, weather events, or unusual situations
  • Coordinate staff and resources to support school openings, closings, and special events
  • Personally perform or oversee corrective actions when an immediate response is required
