About The Position

The Investor Sales Agent will develop and execute strategic initiatives to achieve sales targets by ensuring a seamless transition from acquisition to sale, with a primary focus on off-market properties, investor clients, and renter-buyer transactions. This role is responsible for marketing directly to investors, building and maintaining a strong buyer network, conducting property showings, and negotiating contracts that align with company goals. Success in this role requires flexibility to work non-traditional hours, including evenings and weekends, to attend networking events, meetups, and industry functions that foster relationship-building and deal flow. Additionally, the Agent is expected to maintain a strong and consistent social media presence to build brand awareness, drive engagement, and attract qualified buyers through digital channels. Requirements

  • High school diploma or GED required.
  • Valid Missouri real estate license required (Kansas license preferred or ability to obtain).
  • Valid driver's license, insurable driving history, and ability to travel required.
  • Strong knowledge of investor metrics: ARV, ROI, cap rates, and cash flow analysis.
  • Familiarity with local off-market real estate conditions and pricing strategies.
  • Proficiency in Microsoft Office, CRM platforms, and digital marketing tools.
  • Excellent negotiation, communication, and interpersonal skills.
  • High integrity and honesty in all interactions.
  • Strong organizational skills for managing multiple deals and deadlines.
  • Ability and willingness to learn new sales strategies and adapt to investor trends.

  • Proven experience in real estate sales with investor or off-market transactions is preferred.

Responsibilities

  • Work cross-functionally to transition properties from acquisition to investor disposition.
  • Build, maintain, and expand a robust buyer list of landlords, flippers, institutional investors, and renter-buyers.
  • Analyze market data and investor trends; recommend pricing based on ROI, ARV, cash-on-cash returns, and cap rates.
  • Market off-market opportunities through investor blasts, CRM, and property showings.
  • Negotiate sales terms with investors and buyer partners to secure optimal results for both parties.
  • Educate and guide renter-buyers through creative financing or lease-to-own pathways.
  • Track and report key performance indicators, sales goals, and forecasting for the company scorecard.
  • Collaborate with acquisitions to ensure accurate property details are communicated to buyers.
  • Maintain relationships with lenders, appraisers, inspectors, title companies, and investor partners.
  • Retrieve all necessary details for contracts, assignments, closing statements, and purchase agreements.
  • Continuously refine processes to maximize efficiency and increase volume of closed transactions.
  • Attend investor networking events, workshops, and industry meetups to expand deal flow.
  • Exhibit exemplary attendance and punctuality.
  • Comply with company policies and procedures.
  • Perform other duties as assigned.
