Speed Bay is building a national portfolio designed to deliver durable, long-term value through disciplined acquisitions, operational excellence, and technology-enabled performance. This is an exciting opportunity to join an emerging commercial real estate operating platform focused on acquiring and managing multi-tenant light industrial shallow bay properties in key metropolitan areas across the US. The Acquisitions Associate will play a key role in supporting the evaluation and execution of commercial real estate investments. This individual will be responsible for financial modeling, underwriting, and asset valuation using tools such as Argus Enterprise (AE) and Microsoft Excel. In addition, the Associate will contribute to the preparation of investment presentations, investor memos, and internal reports to support decision-making. The ideal candidate is proactive, detail-oriented, and able to balance multiple priorities in a fast-paced environment. Strong organizational and project management skills are essential, along with the ability to work independently as well as collaboratively across teams. A successful candidate will demonstrate initiative, problem-solving ability, and a focus on driving efficiencies within the investment process.

Requirements

  • 2-4 years of experience in commercial real estate and financial analysis
  • Substantial proficiency in MS Excel and Argus Enterprise; considered an expert with financial and data modeling
  • Must have extremely strong work ethic, high attention to detail, be organized and have the ability to work under pressure and meet deadlines.
  • Excellent verbal and written communication skills
  • Ability to anticipate needs, think critically, and offer solutions
  • Professional demeanor, discretion, and a proactive mindset

Responsibilities

  • Build and maintain detailed financial models and cash flow projections using Microsoft Excel, Argus Enterprise, and Argus DCF.
  • Prepare comprehensive investment memoranda for internal stakeholders and external partners, translating complex financial data into clear, actionable insights.
  • Analyze property-level financials including historical operating results, budgets, rent rolls, leases, loan agreements, and ground leases.
  • Review real estate documents related to ownership structures, contracts, accounting, and operational performance.
  • Collaborate with brokers, lenders, and third-party consultants to validate assumptions and strengthen underwriting analyses.
  • Prepare lease abstracts and conduct detailed lease reviews to assess risk and identify value opportunities.
  • Perform market and property-level research utilizing industry platforms (e.g., CoStar, Greenstreet…etc.) to support investment decision-making.
  • Evaluate CAM reconciliations, operating statements, and debt documents to ensure accuracy and consistency across models.
  • Monitor market trends and real estate fundamentals to inform and refine underwriting assumptions.
  • Identify key financial and operational drivers at the asset level and provide recommendations to enhance value and resolve challenges.
  • Travel as required to fulfill job responsibilities and attend meetings, trainings, or events, based on business needs.
