About The Position

We are seeking a detail-oriented Investment Analyst Intern to join our awesome team here at Fairlawn! Based in Chicago, Illinois, this team member will support our Acquisitions team in underwriting, market research, and due diligence efforts across our growing Midwest portfolio. The Investment Analyst Intern will report to the Acquisitions team and gain hands-on exposure to Fairlawn’s investment process from initial screening through closing. Fairlawn is a vertically integrated firm focusing on real estate investment, management, and development. Based in Chicago and Champaign, Illinois, and managing a portfolio of 5,750 units with an asset value of $900 million, Fairlawn has a 10-year record in value-add projects, student housing, and build-to-rent communities. Fairlawn's best-in-class student housing brand, Smile Student Living, manages 3,400 beds at the University of Illinois Urbana-Champaign and is a key player in student housing in the region. Fairlawn has established a strong presence across Illinois, Indiana, and Kentucky, and is actively expanding into additional Midwest markets. Requirements

  • Enrolled in or recent graduate in a real estate or finance program
  • Demonstrate a strong interest in commercial real estate acquisitions, developments and financings through coursework, internships and other prior experience
  • Microsoft Excel skills and financial modeling experience
  • Microsoft PowerPoint skills and presentation-making experience
  • Proficiency with other Microsoft Office products (Word, Outlook, etc.)
  • Ability to work independently and capable of successfully juggling 4-5 projects simultaneously along with other day-to-day initiatives and responsibilities
  • Ability to work and coordinate against firm deadlines, including flexible or extended hours to accommodate increased workload/projects
  • Demonstrate superior attention to detail, high energy, and a positive attitude
  • Ability to give and receive real-time feedback

Responsibilities

  • Support the Acquisitions team in screening potential investment opportunities using Fairlawn’s investment criteria
  • Assist with updating and running financial models for prospective acquisitions and developments under the guidance of senior team members
  • Conduct market research and gather data on comparable properties, rent trends, and local market dynamics
  • Assist in analyzing acquisition targets, including reviewing rent rolls, operating statements, and basic capital expenditure information
  • Help organize and summarize due diligence materials, including leases, financial documents, and third party reports
  • Participate in property tours and assist with note taking and post tour summaries
  • Support the team in preparing internal investment memos and presentation materials
  • Assist with tracking opportunities in the acquisition pipeline and maintaining organized deal files
  • Conduct research on potential new Midwest target markets and summarize findings
  • Collaborate with property management and asset management teams to better understand operational considerations in underwriting
  • Pivot, roll up your sleeves and jump in where needed
