About The Position

The Investment Analyst will support Subtext’s Investments team across the full lifecycle of real estate projects, including acquisitions, development underwriting, capitalization, and ongoing asset management. The Analyst will work closely with the VP of Investments and senior team members to evaluate new opportunities, support capital markets initiatives, and assist with performance monitoring of active assets. This role requires strong analytical and quantitative skills, attention to detail, and the ability to manage multiple workstreams in a fast-paced, entrepreneurial environment.

Requirements

  • Bachelor’s degree from an accredited college or university with a focus in Business, Finance/Economics, Real Estate, or related discipline.
  • Strong analytical, financial modeling, and quantitative skills.
  • High proficiency in Microsoft Excel; strong working knowledge of PowerPoint and Word
  • Excellent verbal and written communication skills.
  • Ability to manage multiple projects simultaneously while meeting deadlines.
  • Self-motivated, detail-oriented, and comfortable working in a fast-paced environment.
  • Strong work ethic with a willingness to learn and take ownership of responsibilities

Responsibilities

  • Support underwriting of ground-up development and acquisition investment opportunities across student housing and multifamily markets nationwide.
  • Help prepare internal investment committee materials and presentations.
  • Support detailed Excel-based financial models, including development budgets, operating pro formas, sources & uses, waterfalls, and sensitivity analyses.
  • Assist in evaluating joint venture structures, and capitalization strategies.
  • Perform market research and competitive analysis, including enrollment trends, supply/demand dynamics, rent comps, and operating benchmarks.
  • Assist in the preparation of confidential information memoranda (CIMs), lender packages, equity pitch materials, and ad-hoc investor requests.
  • Support communication and data requests from debt and equity partners.
  • Track capital markets assumptions, lender terms, and deal-specific financing metrics
  • Maintain organized investment and capital-markets files and data rooms.
  • Collaborate cross-functionally with development, operations, accounting, and capital-markets teams.
  • Assist with ongoing asset-level performance monitoring, including monthly and quarterly financial reviews.
  • Help analyze operating results versus budget and underwriting assumptions.
  • Support preparation of asset-level reporting for internal leadership and investment partners.
  • Help maintain asset-management dashboards, models, and reporting tools.
