About The Position

Fermilab’s Infrastructure Services Division is seeking an Infrastructure Manager II position. Under general supervision, this individual will over the Central Facilities Management Program for the assigned / designated buildings. This person will coordinate personnel and outside services to performs multi-trade task management of moderately complex contracted and service to completion. The Infrastructure Manager will prepare & submit the annual capital asset replacement programs for assigned buildings.

Requirements

  • Associate’s degree or equivalent in related field of Property Management, Facilities Management or Maintenance with a minimum of 7+ years of experience.
  • OHSA 10 Construction preferred and/or willing to obtain.
  • Competencies in alignment with Federal Buildings Personnel Training act for Facilities Managers.
  • Proficiency in operation of computerized maintenance management systems.
  • Detailed knowledge of building mechanicals, building automation, electrical, fire systems, and plumbing.
  • Ability to establish and maintain excellent customer service relations with building occupants.
  • Ability to sit, stand and walk for prolonged periods of time and move safely over uneven terrain when necessary.
  • Proficiency in operation of computerized maintenance management systems (CMMS), Microsoft Office (Word, Excel, Outlook), work order applications, and preventative maintenance systems.

Nice To Haves

  • IFMA Facility Management Professional (FMP) or IFMA Certified Facility Manager (CFM) preferred.

Responsibilities

  • Assumes responsibility for the efficient and safe operation of all building related systems.
  • Develops moderately complex facility specific procurement packages.
  • Reviews outside contracts proposals and selects appropriate contractors/vendors.
  • Performs multi-trade task management oversight of contracts through completion.
  • Conducts inspections, documents facility condition assessment and ensures the timely compliance of ESH&Q regulations and compliance programs.
  • Verifies and ensures the monitoring of equipment and building areas such as HVAC, boiler systems, chillers, compressors, roof systems, and janitorial services.
  • Coordinates with Tenant Liaisons to ensure all facilities maintenance and operational service needs are satisfied.
  • Develops facility policies for building tenants; creates detailed procedures for complex work projects and building equipment.
  • Responds to weekend and after-hours calls to ensure reactionary repairs are addressed.
  • Maintains operational and capital equipment budgets.
  • Generates budgetary reports.
  • Ensures contractors and service providers are appropriately trained, with supporting documentation, to provide required services in an efficient, safe, and environmentally responsible manner.
  • Ensures all maintenance service requests are documented in CMMS system.
  • Monitors backlog and works to improve overall response.
  • Conduct inspections and document condition assessment of assigned buildings.
  • Responsible for providing, updating, and validating data associated with Real Property.
  • Develops and reports on metrics relative to facility condition, customer satisfaction, and operational efficiency.
  • Reports Service Improvement Plan (SIP) annually to tenants.
  • Performs other duties as assigned by supervisor.
  • Abides by and is responsible for performing all duties in accordance with all environmental, health and safety regulations and practices pertinent to this position.
