About The Position

As an HVAC/Refrigeration Technician at JLL, you'll be the technical expert responsible for ensuring optimal performance and reliability of critical building systems. This role is essential to maintaining comfortable, safe, and efficient facilities for our clients. You'll leverage your deep technical knowledge to perform preventative maintenance, troubleshoot complex equipment issues, and lead continuous improvement initiatives. Working collaboratively with building operations teams and external partners, you'll ensure all HVAC and refrigeration systems operate at peak efficiency while minimizing downtime. Requirements

  • HVAC technical/vocational school completion or Associate degree, plus High School diploma or equivalent education.
  • 5+ years of hands-on experience working with commercial HVAC and refrigeration systems in facility or building maintenance environments.
  • HVAC Specialty Electrical License (6A or 6B) issued by Washington State Department of Labor & Industries (WSD LnI).
  • Journey Refrigeration Mechanic License or Refrigeration Operating Engineer License issued by Seattle Department of Inspections and Compliance (SDIC).
  • Universal HVAC certification (EPA Section 608) for refrigerant handling and recovery.
  • Proficiency with CMMS work order systems (Corrigo preferred), equipment history documentation, and parts/materials inventory management software.
  • Strong technical knowledge of building equipment including air handlers, chillers, air compressors, pump systems, vacuum pumps, fume hoods, and commercial refrigeration units, with demonstrated ability to read and interpret technical drawings, blueprints, sketches, and equipment manuals.

Nice To Haves

  • Certification as a Certified Control Systems Technician Level I (CCST Lv I) through the International Society of Automation (ISA).
  • Experience providing technical training and mentorship to junior technicians or team members on HVACR systems and maintenance procedures.
  • Familiarity with Building Automation Systems (BAS) monitoring and operation to support daily collaboration with console operators.
  • Background working in laboratory, healthcare, or mission-critical facility environments with specialized HVAC requirements.
  • Knowledge of energy efficiency principles and experience implementing optimization strategies for mechanical systems.

Responsibilities

  • Execute and complete work orders through the Corrigo CMMS system within established timeframes, performing preventative and corrective maintenance on all HVAC and refrigeration equipment using professional and safe methods.
  • Diagnose equipment failures through systematic troubleshooting techniques, identify root causes, and complete repairs efficiently to minimize operational downtime and maintain building comfort levels.
  • Direct and collaborate daily with BAS Console Operators to monitor system performance, review error logs, identify abnormal conditions, and ensure facilities operate at optimal efficiency.
  • Generate work orders for deficiencies identified during inspections, source required parts and materials, and maintain accurate operational records including LOTO procedures, refrigerant transactions, and equipment history logs.
  • Provide technical guidance and training to team members, support contractors and vendors during project work, and coordinate with building managers and engineers to ensure all maintenance activities meet established quality standards.
  • Identify opportunities for improvement in the preventative maintenance program and spare parts inventory, making strategic recommendations to enhance system reliability and operational effectiveness.
  • Maintain flexibility to support other trades as needed, assist in workspace organization and cleanup, participate in on-call rotation, and work overtime when required to meet operational demands.
