About The Position

Role Overview The HVAC Technician III is responsible for advanced maintenance, troubleshooting, and repair of commercial HVAC systems. This role requires strong technical expertise across a wide range of mechanical equipment, strict adherence to safety and operational standards, and the ability to work both independently and collaboratively to support overall building operations.

Requirements

  • Strong ability to troubleshoot and diagnose HVAC-related failures, temperature imbalances, and mechanical system issues.
  • Proficiency working within Building Automation Systems to control, adjust, and monitor HVAC equipment.
  • Ability to read and interpret commercial building blueprints and mechanical drawings.
  • Basic electrical skills for equipment servicing and troubleshooting.
  • Effective communication and customer service skills for interacting with building occupants, contractors, and internal teams.
  • Ability to provide clear technical explanations and recommendations.
  • High School Diploma or equivalent required.

Nice To Haves

  • Proficiency with Microsoft Excel, Word, PowerPoint, and related applications.

Responsibilities

  • Perform maintenance, repair, and diagnostics on commercial HVAC systems, including air handlers, VAV units, fan coils, boilers, DX and packaged units, exhaust fans, CRAC units, centrifugal pumps, air-cooled and centrifugal chillers, cooling towers, compressed air systems, VFDs, and building automation systems.
  • Accurately troubleshoot temperature control issues, equipment failures, and condensation leaks throughout the facility.
  • Operate and control HVAC systems and components using the Building Automation System (BAS).
  • Utilize basic computer skills to navigate internal platforms, work order systems, and technical documentation.
  • Participate in a 24/7 on-call rotation for emergency HVAC support.
  • Use a personal vehicle for daily work assignments (clean DMV record required).
  • Communicate effectively with internal customers regarding comfort issues, system performance, and corrective actions.
  • Coordinate with contractors and consultants, providing technical information, project insights, and recommended solutions.
  • Support general building operations and maintenance tasks beyond HVAC responsibilities as needed.
