About The Position

This position is primarily responsible for maintaining Heating, Ventilation, Air Conditioning & Refrigeration (HVAC & R) equipment in a safe, pleasing, and well-maintained condition to ensure a proper environment for residents, staff, and visitors.

Requirements

  • High school diploma or equivalent.
  • CFC Universal Certification, plus two years of experience in the heating, ventilation, air conditioning & refrigeration field.
  • Must be self-motivated and responsible to maintain the HVAC & R maintenance program.
  • Must have the ability to understand and carry out oral and written assignments;
  • Ability to perform the duties listed in the job description with limited supervision.
  • Self-motivated, able to schedule time wisely and accommodate changes.
  • Must have a pleasant personality, enjoy working with people, have good manners, and be able to deal tactfully with others.
  • Excellent communication skills and a positive attitude.
  • Strong work ethic and fast learner.
  • Ability to work quickly and carefully in a safe manner, and motivate others to do the same.
  • Must be able to stand, walk, stoop, reach, lift, carry, or handle lightweight (1-25 lbs.) materials or equipment frequently.
  • Must be able to safely operate all power equipment throughout the VMRC campus.
  • Must report to work in uniform.
  • This position also requires an acceptable DMV driving record to obtain authorization on the VMRC-approved drivers list if driving a VMRC vehicle is required.

Responsibilities

  • Provides overall organization for the HVAC shop.
  • Assumes responsibility for all HVAC shop equipment (hand and powered).
  • Maintains inventory of HVAC repair and replacement parts.
  • Performs and records tasks as stated in preventive maintenance program.
  • Performs necessary maintenance and repairs on the HVAC & R equipment on campus.
  • Performs necessary maintenance and repairs to dietary equipment as generated by work orders.
  • Daily monitors all HVAC systems on the Building Automation Control System and makes adjustments and repairs as needed.
  • Schedules and completes all work in a timely manner.
  • Assists other Building & Grounds staff when needed.
  • Shares the responsibility of responding to requests for emergency maintenance assistance after working hours.
  • Purchases maintenance equipment and supplies.
  • Assists with special projects.
  • Maintains accurate records of inspections and repairs.
  • Requests for major purchases and contract services are routed through the supervisor.
  • Reports emergency purchases or services to the supervisor by the next working day.
  • Creates and provides regular reports to the supervisor.
  • Maintains files/notebooks of operating manuals & warranty information in an organized manner.
  • Maintains an inventory of all HVAC & R equipment on campus.
  • Establishes and maintains schedules for preventative maintenance.
  • Participate and cooperate with the Building & Grounds department in campus snow removal as weather conditions require.
  • Ensures that walkways are clear and ice-free.
  • Complies with all VMRC and departmental policies & guidelines in a conscientious manner.
  • Actively engages residents in a meaningful, positive, and compassionate manner while ensuring an environment of resident-centered respect and appreciation.
  • Maintains confidentiality of all resident care and protected health information. Reports known or suspected incidents of unauthorized disclosure of confidential information to a supervisor or designee.
  • Handles responsibility and maintains a positive, professional & collaborative working relationship with residents, families, administration, peers, and co-workers.
  • Uses correct body mechanics to prevent injury to self, residents, and other staff.
  • Demonstrates good attendance and maintains "Employment in Good Standing" without any active disciplinary actions.
  • Assumes responsibility for and actively participates in staff development (professional growth) and continuing education to keep skills and required certification(s) up-to-date.
  • Demonstrates computer skills necessary to complete job tasks/responsibilities.
  • Attends all required in-services and department staff meetings.
  • Follows emergency and evacuation procedures.
  • Performs other duties as assigned by supervisor.
