Position Summary The HVAC/R Facilities Technician is responsible for the installation, maintenance, repair, and optimization of HVAC, refrigeration, and critical facility mechanical systems. This role ensures reliable operation of building infrastructure—including boilers, chillers, air handlers, compressed air, vacuum, and specialty gas systems—to support safe, efficient, and uninterrupted facility operations.

Requirements

  • High school diploma or equivalent; two-year technical degree or trade school certificate preferred.
  • EPA 608 Universal Certification (required).
  • 5+ years of HVAC/R or mechanical maintenance experience in a commercial, industrial, or facilities environment.
  • Strong electromechanical troubleshooting skills and ability to read electrical/mechanical diagrams.
  • Proficiency with diagnostic tools (multimeters, pressure gauges, micron gauges, temperature probes).
  • Strong understanding of BAS systems and control logic.
  • Ability to lift 50 lbs, climb ladders, and work in mechanical rooms, rooftops, and confined spaces.
  • Proficiency in Microsoft Excel, Word, and Outlook.
  • Strong communication skills; self‑motivated, safety‑focused, and able to work independently.

Nice To Haves

  • HVAC/R certifications (NATE, HVAC Excellence, Journeyman/Master license).
  • OSHA 10/30 certification.
  • Experience with Siemens Insight/Apogee or similar BAS platforms.
  • Knowledge of energy management strategies and sustainability best practices.
  • Experience using CMMS for work orders and asset management.

Responsibilities

  • HVAC/R Maintenance & Repair Perform preventive and corrective maintenance on HVAC and refrigeration systems, including chillers, boilers, cooling towers, VRF/VRV units, air handlers, heat pumps, and split systems.
  • Troubleshoot and repair mechanical, electrical, pneumatic, and refrigeration components such as motors, compressors, pumps, valves, actuators, dryers, and control devices.
  • Service chilled and hot water systems, refrigeration circuits, condensers, coils, and related industrial HVAC equipment.
  • Conduct routine maintenance tasks including belt replacement, lubrication, coil cleaning, filter changes, and calibration of sensors and controls.
  • Facility Utilities & Infrastructure Maintain and repair supporting utility systems including compressed dry air (CDA), vacuum systems, liquid nitrogen (LN₂), hot water boilers, water filtration systems, and process piping.
  • Use diagnostic tools to measure and verify flow, pressure, voltage, current, temperature, humidity, and system performance.
  • Perform alignment, lubrication, and replacement of bearings, seals, belts, and rotating equipment components.
  • System Installation & Upgrades Install, commission, and test new HVAC/R equipment in accordance with codes, safety regulations, and manufacturer specifications.
  • Assist with facility mechanical upgrades, equipment retrofits, energy efficiency improvements, and optimization projects.
  • Read and interpret mechanical drawings, electrical schematics, blueprints, P&IDs, and sequences of operations.
  • Controls, BAS, & Automation Troubleshoot and adjust BAS-controlled components such as VAV boxes, controllers, thermostats, actuators, and sensors.
  • Work with controls vendors (e.g., Siemens, Johnson Controls, Honeywell, Trane) to improve system reliability and energy efficiency.
  • Support integration of HVAC equipment with building automation systems.
  • Compliance, Documentation & Safety Follow ASHRAE standards, local mechanical codes, and all environmental regulations including EPA Section 608 requirements.
  • Maintain accurate documentation of maintenance activities, refrigerant tracking, parts usage, and system performance.
  • Practice safe procedures when working with refrigerants, high-voltage electrical equipment, pressurized systems, and hot or confined environments.
  • Operational Support & Collaboration Respond promptly to occupant comfort calls, CMMS work orders, and emergency maintenance issues.
  • Participate in on-call rotation and work outside normal hours as required for scheduled or unscheduled maintenance.
  • Coordinate with vendors, contractors, and internal teams; obtain competitive vendor proposals when needed.
  • Provide mentorship and support to junior staff, promoting strong teamwork and knowledge transfer.
