About The Position

The HVAC Operations Engineer is a senior-level maintenance position within General Services and is responsible for the maintenance, upkeep, reporting, safety, and troubleshooting of the major and minor HVAC equipment and systems in Rockdale County facilities including split systems, packaged units, and chillers. This position will oversee or conduct corrective repairs and replacement of equipment in house or with contracted vendors. This position will report to the Program Director as part of the mission critical division of General Services and will interact with the building maintenance manager and technicians as needed for overlap of services or complex repairs.

Requirements

  • Understanding of HVAC systems, electrical components, and refrigeration principles.
  • Ability to diagnose and troubleshoot complex issues with HVAC systems.
  • Ability to perform physically demanding tasks, such as lifting heavy equipment and working in various environments.
  • Ability to communicate effectively with clients and team members.
  • Ability to provide excellent customer service and address client concerns.
  • Knowledge of general facility equipment operation and maintenance.
  • Knowledge of occupational hazards and safety precautions of the work performed.
  • Skill in the safe operation of equipment and handling of chemicals.
  • Skill in operating a computer and applicable software applications,
  • HVAC licenses or certifications are preferred but not required .
  • NATE Certified HVAC/R Technician
  • Five (5) years of field experience in HVAC or related field.
  • OR a combination of education and experience equivalent to numbers #1 and #2 above.
  • Valid State of Georgia Driver’s License
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook).
  • Familiarity with BMS system operation and fundamentals.

Nice To Haves

  • EPA 608 Refrigerant certification
  • Proficiency with Trane, Carrier, or Johnson Controlled BMS systems

Responsibilities

  • Conduct routine maintenance on HVAC systems for county facilities to ensure optimal performance and prevent breakdowns.
  • Diagnosing and repairing malfunctioning HVAC equipment, such as refrigeration systems, air conditioning units, and heating pumps.
  • Assist with Installation of new HVAC systems, including furnaces, air conditioners, and ventilation equipment, according to blueprints and specifications. Coordinate and schedule work with service providers
  • Identifying and resolving electrical and mechanical issues with HVAC systems.
  • Maintaining accurate records of work performed, including service dates, parts used, and completed tasks.
  • Adheres to safety procedures and regulations while on job sites.
  • Identifies materials and cost estimates for various projects within functional area; maintains level of supplies and equipment.
  • Assists Building Maintenance manager, supervisor, and technicians with general maintenance tasks as needed.
  • Collects, loads, and transports materials and supplies to a designated location which may involve lifting objects weighing up to 60 pounds.
  • Operates a county vehicle in order to move from one work location to another; inspects vehicle daily including checking oil, water, power steering fluid, lights, etc.
  • Operates and cares for a variety of power and hand tools and equipment.
  • Installs equipment and materials as needed for building facilities.
  • Assist building maintenance staff in repairing County building equipment during emergencies.
  • Collect data on systems and coordinate with the building maintenance staff to input into county asset control or BMS systems.
  • Employees in this classification may be expected to perform any related duties as required by proper authority.
