U.S. Facilities, Inc. (USF) is seeking an experienced HVAC Mechanic for our Merion Station, PA location. The candidate must have primary experience in large life sciences pharmaceutical / laboratory industrial settings which operate 24 x 7, 365 days per year. This role focuses on the operation, monitoring, maintenance, and repair of building HVAC systems. With emphasis on large tonnage air handler operation, DDC controls, Pneumatic controls, Building pressurization, laboratory chemical fume hood and Bio Safety cabinet operation and all related systems. Essential Duties & Responsibilities Operate, maintain, and repair ALL HVAC systems and equipment, including: Air handler units Exhaust systems MAU units, VAV’s, CV boxes, FCU units and others Heat exchangers, storage tanks, and expansion tanks. Glycol heat recovery systems DDC and pneumatic controls and systems Perform preventive maintenance (PMs), including filter changes, belt adjustments, lubrication, coil cleaning, strainers, and general inspections. Diagnose and repair mechanical, electrical, and control issues on HVAC equipment (e.g., motors, contactors, safeties, sensors, actuators). Assist with refrigerant management in accordance with EPA regulations (leak checks, recovery, documentation). Use the Building Automation System (BAS) to monitor system performance, adjust setpoints (within guidelines), and troubleshoot alarms. Support startup, shutdown, and seasonal changeovers for central plant and HVAC systems. Document work, PMs, findings, and parts used in the Computerized Maintenance Management System (CMMS). Read and interpret mechanical plans, piping, and instrumentation diagrams (P&IDs), and equipment manuals; update documentation as needed. Coordinate with plumbing, electrical, and controls staff to safely perform work on shared systems. Follow all USF and client safety procedures, including lockout/tagout, confined space, hot work, and PPE requirements.
